(1) No parcel or contiguous parcels within a CN District shall contain more than 25 percent of the combined ground floor gross floor area in office uses. (2) All legally permitted and conditionally permitted office uses existing as of July 1, 2000, may remain as legal nonconforming uses and shall not require a conditional use permit or be subject to termination pursuant to Article 33; provided, however, that in the case of a conflict between the provision of this section and the provisions of Article 33, this section shall control. Such existing uses shall be permitted to be remodeled, improved, or site improvements thereon may be replaced in accordance with applicable site development regulations; provided, that any such remodeling, improvement or replacement shall not result in increased floor area devoted to such office uses." Section 9. Section 14.2 of the Zoning Ordinance is hereby amended by amending Section 14.2c to read as follows: "Section 14.2 Permitted Uses. The following uses are permitted in the CB District if conducted entirely within a building: o,o c. Banks, title companies, stock exchange, and professional or administrative offices, the gross floor area of which is less than 10,000 square feet." Section 10. Section 14.4 of the Zoning Ordinance is hereby amended by adding Sections 14.4m and 14.4n thereto to read as follows: "Section 14.4 Conditional Uses. The following uses are permitted in the CB District subject to first securing a use permit therefor: m. Financial Services. n. Offices, the gross floor area of which is 10,000 square feet or more." Section 11. Section 15.2 of the Zoning Ordinance is hereby amended by adding Section 15.2e thereto to read as follows: "Section 15.2. Permitted Uses. The following uses are permitted in the CG District if conducted entirely within a building: e. Offices with a gross floor area of less than 10,000 square feet."
