Section 18. Section 18.4 of the Zoning Ordinance is hereby amended by <br />adding Section 18.4n thereto to read as follows: <br /> <br /> "Section 18.4 Conditional Uses. The following structures and uses are <br /> permitted in the IP District subject to first securing a use permit therefor: <br /> <br /> n. Offices, the gross floor area of which is 10,000 square feet or <br /> more." <br /> <br /> Section 19. Section 18.17 is hereby added to the Zoning Ordinance to <br />read as follows: <br /> <br /> "Section 18.17 Floor Area Ratio. The maximum floor area ratio is 40 <br /> percent." <br /> <br /> Section 20. Section 26.2 of the Zoning Ordinance is hereby amended by <br />repealing Section 26.2x and adding Sections 26.2ss and 26.2tt thereto to read <br />as follows: <br /> <br /> "Section 26.2 Permitted Uses. The following retail uses are permitted: <br /> <br /> x. [reserved] <br /> <br /> ss. Offices above the ground floor. <br /> tr. Bail bond businesses above the ground floor." <br /> <br /> Section 21. Section 26.3 of the Zoning Ordinance is hereby amended by <br />amending Section 26.3a thereof to read as follows: <br /> <br /> "Section 26.3 Accessory Uses. The following uses are permitted in the <br /> CBR District when accessory to a use permitted under Sections 26.2 and <br /> 26.4: <br /> <br /> a.
