No�e <br /> The project site is located in close proximity to a residential neighborhood. Demolition and <br /> construction associated with the proposed project could result in temporary noise impacts to these <br /> sensitive receptors. In addition, operation of the facility could also result in increased noise levels <br /> during business hours. 7'he IS will quantify the existing noise environment at the project site and <br /> address the potential construction and operational noise impacts of the project. Operational noise <br /> impacts will be calculated by taking noise measurements at the existing Airgas facility and <br /> superimposing the existing industrial noise into the proposed location and calculating the new noise levels <br /> at the nearest noise-sensitive receptors. Mitigation measures will be developed as required to reduce <br /> identified impacts. <br /> Land Use <br /> The IS will describe the existing land uses on the project site and in [he vicinity, and will discuss the <br /> projects confortnance with relevant General Plan policies and surrounding land uses. Potential land <br /> use impacts will be identified, and mitigation measures will be described, as appropriate. <br /> Bio[ogical Resources - Trees <br /> Implementation of the proposed project will result in the loss of three trees along Industrial Way. <br /> While the loss of three trees is unlikely to be significant, the IS will describe the biological resources <br /> in the project and assess the impact of the removal of these trees on the local environment. <br /> Mitigation measures will be developed as required to reduce identified impacts. <br /> Other Potentia! Impacts <br /> In addition to the issues describe above, DJP&A will address all other environmental issues required <br /> by CEQA including aesthetics, agicultural resources/foresdy, air quality, culmral resources, geology <br /> and soils, greenhouse gas emissions, mineral resources, population and housing, public services, <br /> recreation, and utilities and service systems. Other sections will be based upon existing available <br /> information, including information in the Redwood City General Plan, and data provided by the <br /> project applicant. <br /> MITIGA7'ION. MONITORING. OR REPORTING PLAN <br /> A Mitigation, Monitoring, or Reporting Plan (MMRP) will be prepared in conformance with the <br /> CEQA Guidelines and Ciry of Redwood City requiremenu. The MMRP will identify significant <br /> adverse impacts, proposed mitigation, and the person or agency responsible for overseeing the <br /> mitigation and the method for ensuring the mitigation, if appropriate. 7'he MMRP will be provided <br /> to the City of Redwood City prior to adoption of the Mitigated Negative Declaration. <br /> MEETINGS <br /> This scope of work includes attendance by the Senior Project Manager at one public hearing. If <br /> requested, additional meetings will be attended on a time and materials basis in accordance with the <br /> attached chazge rate schedule. <br />
