7.C. - Page 21 ATTACHMENT 4 1. �ffective Date and Term of Contract. The term of tF�is Contract shald cammence an December 12, 2011 (the "effective date°), and shal! expire ten years thereafter, fa wit, on December 13, 2021, Each year upon the anniversary c�f the effective date, the initiaf term will automatically be extended as provided in paragraph 2. 2. Renewal. Eacn year on the anniversary vf the effective date af fF�is Contract {l�ereinafter referred to as the "r�newal date"), a year shail automatically be added to the ir�itial #�rm of this Contract unless saoner terminated in accordance with the provisians herein. 3. Notice of Nonrenewal. a) !f either Owner or City desires in any year not to renew th� Contract, that party shall ser�e writfen notice of nonrenewal of the Contract on th� other party in advance of the annual renewal date of the Contract. Unless such notice is ser�ed by Owner to City at feast ninety (9�) days prior to the annual r�newa� date, or served by Gify to Owner at least sixty {60) days prior fo the annuaf �renewal date, o�ne (1) year shall be autamatically added ta the term of the Contract. b) Upon receipt by Owner of a notice of nonrenewal from City, Qwner m�y ma�ce a written protest of the notice af nonrenewal. Cify may, at any time prior to the renewal, withdraw the notice of nanrenewal. c} If either City or Owr�er s�rves notice of intent i�n any year nat ta renew the Contract, the existing Contract shall remain in effect for the balance of the periad remaining since the original execufion or the last renewal of the Cor�tract, as fihe case may be. 4. Standards for Histori�a! Propertx. During the terrn of this Cantract, the Histaric Property shali be subject ta th� following conditians, requirements and restrictions and Owner agrees to same: a) Owner shall preserve and maintain the characteristics of histaricaf sig�ificanee of the Historic Property. Attached hereto, marked as Exhibit "B," and i�corporatec! herein by this refere�nce, is a list af those minimum standards and canditions for maRntenance, use and preservation of the Historic Property, which shall apply to such property throughout the term of this Cor�tract. Own�r shafl alsa comply with the requirements set forth in Chapter 40 of the Code of the City of Redw�od City and with the Secretary of th� Interior's Rehabilitation Stancfarcfs set forfh in Exhibit "D," and incorporated herein by this reference. b) Ouvner shall, where necessary, restore and rehabilitate the prnperty aecording ta the rules and regulations of the Office af the Histaric Preservation of fihe State Department of Parks and Recreatiort and in accordance with the attached schedufe of home improvements, attached hereta as Exhibit °C and incarporated herein '�y reference."
