Measures, then Applicant shall submit Covenants, Conditions and Restrictions, <br />demonstrating such to City for prior review and approval. <br />8. The Applicant shall enter into a Landscape Maintenance <br />Agreement LIVIA for landscaping improvements constructed across the project <br />frontage, not limited to trees, plant material, irrigation, and pedestrian lighting. <br />9. The project shall meet all other necessary Engineering, Fire and <br />Building Department conditions of approval including, but not limited to, the <br />following: <br />10. Applicant shall install a new grater lateral to connect to the 12 CI P <br />grater main on the crest side of El Camino provided fire flow data confirms that <br />the line Is adequate to serve the new proposed construction. If sufficient fire flow <br />is not available, Applicant shall connect to the 16" CIP water ruin across the <br />street, however, detailed plans shall be submitted for prior approval for making <br />the multiple crossings of the SFP C transmission lines. <br />11. The project shall connect to the sanitary serer system at the -inch <br />VCP sanitary serer main along the frontage of El Camino Real. <br />12. Applicant shall divert all storm drainage to the 33" RCP pipe at the <br />rear of the property which is currently located in an easement at the neighboring <br />property on Leahy Street Drainage shall be treated per the County of San <br />Mateo's C3 requirements and released at a rate less than, or equal, to the <br />pre onstru tion condition. Storm drainage calculations shall be submitted <br />verifying pipe detention and treatment sizing, to the satisfaction of the City <br />Engineer. <br />13. Applicant shall submit an engineering analysis to the City's <br />Engineering Division, demonstrating the net impact from connection to any <br />existing water, severer, and storm drainage lines, which analysis is subject to prior <br />review and approval by the Engineering Division. <br />14. Applicant shall apply for and obtain a Construction Improvement <br />Permit from City Engineering for work in the City public right-of-way, easements <br />or property in which the City holds an interest, including driveway, y, sidewalb , <br />water service and connections, severer connections, suer cleanouts, curb drains, <br />storm drain connections, PG&E/Telephone/TV services, prior to commencing any <br />such work. <br />15. Applicant shall apply for and obtain a Grading Permit from City <br />Engineering prior to any grading when the total grading for the Project will <br />exceed 50 cubic yards. <br />16.
