Community Development Director or his /her designee, may be subject to a new <br />PC Permit per Section 2.0.3 of the Downtown Precise Plan. <br />4. Applicant shall submit plans for street lighting improvement <br />(design, spacing and height) to City Planning & Engineering departments, for <br />prior review and approval by Planning & Engineering staffs and which plans, as <br />approved, shall be implemented by Applicant. Applicant shall also submit plans <br />for street trees (species selection, size, location and spacing) to City Planning <br />and the Public Works departments, for prior review and approval by Planning and <br />Public Works staffs and which pfan , as approved, shall be implemented by <br />Applicant. <br />5. The Applicant shall enter into ar Landscape Maintenance <br />Agreement LIMA for landscaping improvements constructed across the project <br />frontage, including but not limited to trees, plant material, irrigation, and <br />pedestrian fighting. <br />6. HEPA filters shall be installed in the HAC system to reduce the <br />exposure of residents of the project to pollutants. <br />7. The project shall meet all other necessary Community <br />Development and Fire Department conditions of approval including, but not <br />limited to, the following: <br />8. New construction shall be in conformance with the 2010 California <br />Building, Mechanical, Electrical, Plumbing, and Energy and Green Building <br />Standard and Redwood City Green Building codes. <br />9. A minimum of ` -2" clear ceiling height shall be maintained in the <br />parking structure for access to the accessible disabled parking stalls. <br />10. Per the Mechanical Code, the exhaust outlets —as pert of the <br />product - conveying system for the garage ventilation and emitting fumes and <br />gases —shall be at least 10 feet above adjoining grade, 10 feet from the property <br />line, 10 feet from openings into the building, and 3 feet from exterior wall or roof. <br />11'. A noise and vibration study shall be conducted per Section 2.2.2 -1 <br />of the Downtown Precise Plan. Necessary sound attenuation measures identified <br />in the study shall be designed into the building. A qualified third party shall <br />conduct an outside revie w of the building permit plans to ensure that the sound <br />attenuation recommendations from the study are appropriately incorporated into <br />the design. This individual shall provide a letter to the Building official attesting to <br />the fact that the final building design incorporates sound attenuation features <br />consistent with the recommendations from the noise study <br />12. Prior to the issuance of a Building Permit, the applicant shall pay a <br />Transportation Impact Fee (TIF) as established in sections 18.244 through <br />18.255 of the Municipal Code.
