commissioned by the applicant demonstrates, to the satisfaction of the City's <br />Traffic Engineer, lower traffic generation than assumed for multifamily <br />development in the TIF nexus study. <br />13. After the issuance of a Building Permit, the applicant shall apply for <br />e Construction Improvement Permit from the Community Development <br />Department CDD for work in the City public right-of-way, easements, or <br />property in which the City holds an interest, including driveway, sidewalk, water <br />service and connections, severer connections, serer cleanouts, curb drains, storm <br />drain connections, and PG&E/telephone/television services. An estimate for this <br />fee can be provided by CDD upon the ubmittarl of the applicant's engineer's <br />estimation of the costs of these improvements. <br />14. The applicant shall apply for and obtain a Grading Permit. Prior to <br />Grading Permit issuance, the applicant shell submit ar Plot and Finished Grading <br />Plan prepared by ar California registered civil engineer. <br />15. After the City permits are approved, but before beginning <br />construction, the owner/applicant shall hold ar pre on truotion conference with <br />CDD staff and other interested panties. The applicant shall arrange for the <br />attendance of the construction manager, contractor, and all subcontractors who <br />are responsible for grading and erosion and sedimentation protection controls. <br />16. Any changes in the approved permit plans shall have prior approval <br />of CDD, following the Revisions ions procedure in the City's Engineering Standards. <br />17. Grading shall be performed in a ccordance with Volume III, Part Il of <br />the City's Engineering Standards. Soil and other construction materials shall not <br />be stockpiled in the public right -of -wary. <br />18. Prior to the submittal of construction documents, the applicant shall <br />obtain ar soils report prepared by ar licensed geoteehnil engineer in <br />conformance with Engineering Standards, Volumes ll & III. <br />19. If the subterranean garage will necessitate groundwater pumping, <br />Discharge Permit will be required by South B yside System Authority BBBA . <br />2. The applicant shall complete the City's "National Pollution <br />Discharge Elimination Systems NPDEB Permit Compliance Checklist ", and <br />provide for permanent stormwarter control measures selected from the City's <br />"Local Source Control Measures List", as appropriate. For potential solutions, the <br />applicant may refer" to "Start at Source," ar manual developed by the Bay A rea <br />Stormwarter Management Agencies Association BAS IAA . <br />21.
