6.1. B. - Page 78 <br />within the Unit. No toxic or Hazardous Materials shall be disposed of within the Project by dumping <br />in the garbage containers or down the drains, or otherwise. Each Owner shall be responsible for <br />removal of rubbish, trash recycling materials and garbage from his Unit to the central pick up points. <br />All recycling and solid waste shall be confined to approved receptacles and enclosures in <br />accordance with the Association's Rules. Trash that does not fit in designated containers or trash <br />chutes may be set out in the areas designated by the Board or stated in the Rules, and within time <br />limits set by the Board. The Association may adopt Rules for trash and waste collection and <br />disposal. <br />7.7. Antenna Restrictions: <br />A. Central Television Facilities: As long as the Project is equipped with <br />centralized television reception facilities (cable or centralized common antenna for reception of <br />television services or similar central devise) for the use and benefit of the Owners and other <br />occupants of the Units (the "Central Television Facilities ") no outside television antenna, microwave <br />or satellite dish, aerial, or other such device (collectively "Antennas ") shall be erected, constructed or <br />placed on within the Project or exterior of any Unit, including any Balcony or Patio or other <br />"Exclusive Use Common Area" of a Condominium Unit Project, except and unless if an Owner or <br />other occupant of a Condominium Unit is not able to obtain reception of reasonably adequate <br />television or radio transmissions through the Central Television Facilities, such an Owner may, after <br />demonstrating to the Association such inadequacy, install no more than one (1) an antenna with a <br />diameter or diagonal measurement that does not exceed one (1) meter within an Exclusive Use <br />Common Area Balcony or Patio, if any, that is appurtenant to a Condominium Unit only if it conforms <br />to the Rules and any Architectural Committee Standards and, if then required by the Architectural <br />Committee Standards, any necessary approval is obtained in accordance with the provisions of <br />Section 7.9. Reasonable restrictions which do not significantly increase the cost of the antenna <br />system or significantly decrease its efficiency or performance may be imposed. Antennas may not <br />be attached to the exterior walls, window, or other surfaces of the Project (or to any fence or railing <br />of a Balcony or Patio). The Architectural Committee shall, in acting upon requests for approval of a <br />satellite dish or other signal reception or transmission devices comply with California Civil Code <br />§1376 and FCC [Federal Communications Commission] regulations. If the installation or <br />maintenance of an antenna by an Owner causes harm or injury to the Common Area Improvements <br />or any part thereof, the Owner shall be responsible for the costs and expenses of repairing or <br />remedying such harm or injury and for compensating the Association or any other Owner for the <br />costs of any damage or injury caused by such installation or maintenance of an Antenna. The <br />Board may adopt Rules establishing more detailed requirements and procedures for such antennas <br />and receiving dishes provided that such Rules comply with the provisions of this Declaration and <br />any State or federal regulations pertaining to antennas and receiving dishes. Installation of any <br />Antenna as herein provided shall be subject to the following: <br />B. Authorized Antennas: Subject to the provisions stated in subparagraph A, <br />above, Authorized Antennas may be installed within a Balcony or Patio of the Unit only if they <br />conform to the Rules and any Architectural Committee Standards and, if then required by the <br />Architectural Committee Standards, any necessary approval is obtained in accordance with the <br />provisions of Section 7.9. Reasonable restrictions which do not significantly increase the cost of the <br />Antenna system or significantly decrease its efficiency or performance may be imposed. Antennas <br />may not be attached to the exterior surface of any Building or to any fence.
