maintain the landscapingfirrigation within the two properties. <br />In addition, Mr. Marcelli has agreed to allow IAC to install landscaping /irrigation <br />improvements (vines and trees) along the perimeter of his parcel. IAC will work directly <br />with Mr. Marcelli to develop a landscape/ maintenance agreement separate from the <br />Agency's revocable permit agreements described within this report (Attachments 1 & 2). <br />The improvements that IAC has agreed to instal; include: new vines and trees along the <br />fence bordering Redwood Creek culvert and new trees along the curb edges of Lathrop <br />and Maple Streets. Within the Redevelopment - Agency -owned parcel, IAC has also <br />agreed to install a driveway, curb and gutter along the Lathrop Street side of the parcel <br />and will remove the site's existing, broken surface asphalt. The asphalt would be <br />replaced with decompressed granite (DG) in order to give the parcel a more aesthetic, <br />park -like appearance. Two DG pedestrian paths will also be installed to provide <br />pedestrian linkages to and through the parcel (Exhibit B- Landscape Plan). <br />In return, IAC has requested that trailers, boats, cars and other outdoor storage items <br />not be allowed to occupy the parcel over -night and that the Redevelopment Agency - <br />owned site also be made available for open space purposes when not being used for <br />parking. <br />IAC has agreed to the concept of having the parcel serve a dual purpose: 1) for daytime <br />only parking for Towne Ford and Hopkins Acura employees and 2) for weekday evening <br />and weekend (Saturday after 6pm and all day Sunday) community open space. <br />In a separate agreement, Towne Ford has agreed to pay the Agency $150 per month <br />for use of the parcel for Towne Ford and Hopkins Acura employee parking on Monday <br />through Saturday from 7am -6pm. This rate is based on a comparable formula ($1,250/ <br />per acre or (0.12 acres x $1,250 = $150) that was used by the Redevelopment Agency <br />in May of 2001 to enable an auto dealer group and Ferma Corporation to use the former <br />sewage treatment site on Maple Street for the storage of new car inventory. <br />Towne Ford has also agreed to reimburse the Redevelopment Agency $200 for the cost <br />to install two "No Public Parking" signs and to pay for the continued maintenance of the <br />parcel's new curb, gutter, driveway, decompressed granite surface material, pedestrian <br />pathways and existing fencing (Attachment 3). <br />Staff is now requesting that the Redevelopment Agency Board consider authorizing: <br />1) IAC's Revocable Permit that would allow installation of: <br />a. Vines and trees along the fence bordering Redwood Creek culvert <br />b. Trees along the outer curb edge of Lathrop Street <br />c. Irrigation System to serve the above landscape improvements <br />d. Driveway, curb and gutter along Lathrop Street <br />e. Two pedestrian paths <br />f. Decompressed granite (DG) surfacing material and <br />IAC would also maintain the above described landscaping /irrigation <br />
