1. A plot and grading plan prepared by a licensed engineer and <br />shoving hoer the site will drain properly and how the utilities would be relocated <br />or avoided with the new construction must be submitted to the Community <br />Development Department for approval. <br />32. Sewer and water fees are yet to be determined and shall be based <br />on the final configuration of the project. Where applicable, the applicant shall be <br />required to pay severer and water fees prior to the issuance of a Building Permit <br />33. The project is required to comply with any and all local <br />development standards. <br />34. The applicant will be required to contribute to the City's wastewater <br />capacity charge based on the size of the project. <br />3. Prior to the issuance of a Building Permit the applicant shall be <br />required to pay all applicable grater and severer connection fees as well as the <br />grater capacity charge. <br />36. The applicant shall be responsible for the cost to construct the <br />required improvements to the public right -of -way. <br />37. The applicant shall obtain a Building Permit for all improvements, <br />prior to construction. <br />3. The business shell acquire a burliness license and any other <br />licenses required and shall deep therm up to date at all tines. <br />Operational Conditions: <br />39. operational hours are between :30 a.m. to 6 p.m., Monday <br />through Friday, with general hours for the retail use between 7 a.m. to 6 p.m., <br />Monday through Friday. <br />o. The applicant shall ensure that the subject property, all tanks and <br />associated equipment, and structures are properly maintained at all times to <br />ensure that all operations are conducted in a safe manner. <br />1. The applicant and/or property o wner shall ensure that the existing <br />trash and recycling facilities are adequate for all the businesses. <br />2.
