Section 4. The Modification to a(low a reduced rear yard setback of 6 feet <br /> for Lot 1 where a 20-faot rear yard setback is required under Section 6.9(A)(3) of <br /> the Zoning Ordinance, is hereby granted. <br /> Section 5. The Planned Development Permit is hereby conditionally <br /> approved based on the Planning Commission's consideration and reliance on the <br /> IS/MND and in accordance with the plans, details and descriptions contained <br /> therein and subject to the Mitigation Monitoring and Reporting Program, both <br /> incorporated herein by reference and the following Conditions of Approval: <br /> CONDITIONS QF APPROVAL: <br /> 1. Applicant shalE implement and comply with all the project mitigatian <br /> measures described in the Initial Study/Mitigated Negative Declaration (ISIMND) <br /> and Mitigation, Monitaring Prpgram (MMRP) for the 1410 Valota Road <br /> Residential Project, adopted by the Plannir�g Commission by Resolution No. 12- <br /> OS and on file with Planning Services (EA-2011-03}. <br /> 2. Applicant shall ensure that a(I improvements substantially conform <br /> to the revised project plans, prepared by MacLeod and Associates and Mark <br /> Gross & Associates, lnc., submitted on October 12, 2011, and reiated information <br /> submitted by Applicant, on file with Planning Services. <br /> 3. All modifications to said approved plans must be submitted to <br /> Planning for review and approval prior to the issuance of a Building Permit. <br /> Substantial modification of said approved plans, as determined by the <br /> Cammunity Development Director or his/her designee, may be subject to a PD <br /> Permit Amendment pursuant to Article 46 of the Redwood City Zaning Ordinance <br /> and/or an amendment to the approved Tentative Map pursuant to Chapter 30 of <br /> the Redwood City Municipai Code. <br /> 4. Applicant shal! submit plans for on-site lighting improvements <br /> (design, spacing and height) to City PEanning & Engineering departments, for <br /> prior review and approval by Planning & Engineering staff and which plans, as <br /> approved, shall be implemented by Applicant. Applicant shall also submit plans <br /> for street trees (species selection, size, (ocation and spacing) to City Planning <br /> and the Public Works departments, for prior review and approval by Planning and <br /> Pubfic Works staff and which plans, as approved, shall be implemented by <br /> Applicant. <br /> 5. Applicant shal( submit a Final Map for revFew and approvai by City <br /> Engineering and the City Attorney's Offiee, priar to the expiration of the approved <br /> Vesting Tentative Map.
