29. Appiicant shall submit a Piot and Finished Grading Plan prepared <br /> by a California registered Civil Engineer, for review and approva! by the City <br /> Engineer. <br /> 30. Applicant shall pay a Traffic Mitigation Fee based on the schedule <br /> set by the Ordinance, or as determined by Traffic Study. <br /> 31. Applicant shall pay water and sewer capita) facilities fees and <br /> installatian fees to be determined by the City, based upon #he size and layout of <br /> the services to the project. <br /> 32. An approved automatic fire sprinkier system shalf be installed in all <br /> new Group R-3 occupancy dwellings. (Ordinance 2361 and IRC P2904.1.1 } <br /> 33. Fire apparatus access roads shall be designed and maintained to <br /> support the imposed (oads ofi fire apparatus [ASSHTO Standard H2OJ and shali <br /> be surfa�ced to provide all-weather driving capabiiities. (IFC 503.2.3) The private <br /> raadway is considered a#ire apparatus access road and is required. <br /> 34. Fire apparatus access roads shall have an unobstructed width of <br /> not less than 20 feet, exclusive of shoulders, and an unobstructed vertical <br /> clearance of not iess than 13 feet 6 inches. (iFC 503.2.1) <br /> 35. All designated fire lanes shall be marked in accordance with <br /> Sectian 22500.1 of the California Vehicle Code. <br /> 36. The required fire flow at the minimum residual pressure of 20 psi <br /> shall be required. (Title 24, Part 9, CCR, Appendix B) <br /> 37. The minimum number of fire hydrants and spacing requirements <br /> available to the building shall not be less than that listed in California Fire Code <br /> Appendix C. <br /> 3$. Single- or multiple-station smoke alarms shali be installed and <br /> maintained in Group R-3 regardless of the occupant load at all of the following <br /> locations: <br /> a. In each sleeping room. <br /> b. Outside each separate sleeping area in the immediate vicinity of <br /> the bedrooms. <br /> c. On each additional story of the dwelling unit, including <br /> basements and attics. <br /> When mare than one smoke alarm is required to be instalied within an <br /> individual dweliing unifi the alarm devices shall be in#erconnected in such a <br /> manner that th� actuation of one alarm will activate al( of the alarms in the <br /> individua( unit.
