7.C. - Page 10 Redwood City General Plan
2011 Annual Report
compact patterr of development, allow for more hausing, and help encourage use of
alternative forms of transportation,
The City is currentfy drafting Zoning Ordinance regulations and/or amendments far the
fallovving land us designations: Mixed Use Neighborhood, Mixd Use Live/Work, Light
lndustrial Incubator, Commereial Office and Commercial Park. It is anticipated that confirmation
of these impiementation efforts would be available in the next reporting cycle.
PZanning Applications processed
From ctober 11, 2010 thraugh December 31, 2,Q11 the reporting perioc! for the Annual
Report), Redwood City processed 213 Planning permits. These permits included architectural
permits (23 percent), sign permits (19 percent, use permits for zoning compfiance (26 percent),
variances (2 percent), planned deelopment permits and amendments (5 percent), zoning
verification letters (19 percent) and ather permits iciuding parcel maps, lot line adjustments,
environrrEental assessments and planned community permits (6 ercent).
In additian, applications for seeral major developmnt projects were receivd by the City.
These applications are not considered in the Housing Element progress repart because the
projects are/were still in preliminary phases and had not been approved during the reporting
periocE:
(1) Permit application EA 2011-02 and Pp ZQ1-OZ for a residentia[ development of 264 unrts
on 640 Veterans Boulevard. This project incfude5 a density bonus and 22 related affordable
housing units.
=2) Permit application EA 2011-Q1, PD 2010-01, and TM 2010-04 for a residentiai development
of 141 units an 2580 EI Camino Real. This projet +ncludes five affordable hosing units.
(3) Permit appiicatian DPC2011-02 for a residential ievefopment of 116 units on 201 Marshall
Street.
(4) Redwpod City`s Planning Department has undertaken the enronmental review process for
the proposed Saltworks project an the Cargilf property located east of Highway 101 and
immediately south of Seaport Bauleard. A project application submitted by DMB
Associates outlines development plans for the 1,436-acre property. The City Council
determinecf that it is in the public's interest ta revew the deelapment proposal. Accepting
anc anafyzing a development propasaf does not constitute an appraval vr denial vf a
project. According to the application, the proposed Saltworks praject would develop
approxmately haff of the property with housing, retai! and corrmercial uses, with half
dedicated for habitat restoration, parks, a sports field complex, multi-use cpen space and
waterways. The eroviromental review process is the beginning of what eould be a multi-
year pracess af public engagement and enviranrnental reiew ta shape the plan arcf its
alternatives, and prepare for the decisipn-making process.
5
