This Element must be updated <br /> periodically, consistent with State housing efement law, and reviewed by the California <br /> Department of Housir�g and Cornmunity Development �HCD). The adopted Housing Element <br /> was reviewed by HCD on Decerr�ber 13, 2010 and faund to be in fuli cc�mpliance with State <br /> Hausing Element Law. This Housing Element covers a period extending from adoption to June <br /> 30, 2014. <br /> The Housing Element incaudes 27 implementatian programs, established to implement hausing <br /> goals and �oficies. The specific status of eacf� of these programs is included �n Table C ofi <br /> Attaehrnent 1. All requirec! tables as pro�ided by HCD are incl�rded in Attacl�mer�t 1. A brief <br /> summary of implQmentation programs that duplicates Attachment 1 is induded in the Housing <br /> Efement section of Attachment 2. <br /> Hausing Specific Projects Update: In the December �.3, �010 letter Redwood City received <br /> frorx� HCD, four Implementation Programs were highaighted for their importance in <br /> implementation. These programs were H-5, H-�1, H-24, and BE-1. A brief status summary of <br /> these important pragrams follows. <br /> Program W-5: Adequate 5ites ta Meet Regfonal Fair 5hare of Housing Grawth. <br /> Frogram H-5 requires continued prQ�ision of appropriate fand use c�esignations ta facilitate <br /> development consistent with regionaf housfng needs. Through adoption of the new General <br /> Plan, Redwood City identified additional area5 in the City for residential and mixed-use <br /> deUelopment, and increased allowable densities in Downtown Redwaod City and along major <br /> tran5portation corridors. The City adopted the award-winning Downtown Preeise Plan an <br /> January 24, 2011 ta facilitate de�elopment Downtpwn. The City continues to work with <br /> de�efopers and �aroperty owr�ers ta identify develapment opportunities and encaurages the <br /> provision of affordabfe hausing. <br /> Program H-11: Rermit Processing. <br /> Prograrn H-11 required co�tinued efforts to strearnline and impro�e the permit processing <br /> system. Redwood City provides pre-applicatian review and works clasely with property owners <br /> and de�elopers to effect projeCts that are cansistent with and rneet the goals of the General <br /> Pla�.
