Included in these planning applicatians are three large-scale residential deuelopment <br /> projects one on Veterans Boulevard, one on El Camino Rea�, and the third in on Marshalf <br /> Street. The fir5t two projects are located in areas newly designated Mixed Use - Carridor by the <br /> New General Plan. These prajects prapose to pro�ide 264 and 141 new ha�sing units, <br /> respectively. The third project, lacated within the t�owntown would pro�ide 11E new hausing <br /> units. <br /> Other projects in the City continue to mo�e forward as w�ll, including irr�pfementation of �he <br /> P�ninsula Park Precise Plan, which received Phase 1 Building Permits in 2011 for 56 units {af <br /> 231 units total). As well as implementation of the Nor�h Main Street Precise Plan, with the <br /> construct�on of 333 Main Street, which provides 132 new housing units. <br /> Even with the dissofution of the Redevelopment Agency, Redwood City is still seeing active <br /> interest in dowr�town develapment apportunities, �ncluding, but not limited to, Block 2 and <br /> Depot Circle. <br /> Pragress in Removal. of Governmental Canstraints <br /> Actions by the City can ha�e an impact on the price and availability of housing in the <br /> community. Lancf use co�trols, fees, and building cocles, while necessary, can all potentially <br /> constrain housing development. Redwood City str�ves to reduce go�ernmental canstraints, and <br /> provided significant �ew develapment opportunities with the adaption of the n�w General <br /> Plan, whi�h allows mixed-use development in a variety of locations thraugl�aut the City and <br /> increases allowable residentiaf dens�ties. To implement the new General Plan, Redwood City <br /> has begun to change existing zoning and replace it with new and innovati�e land use controls. <br /> By so doing, the City has 'jump started"' the implementa�tion af several new housing programs <br /> with the objective of creating more housing in the Do+nrntown and alang transpartatian <br /> corricfors. <br /> 8 <br />
