6.1.E. - Page 4 <br /> City of Redwood City. The Center Manager will endeavor to facilitate <br /> coordination of services and new partnership opportunities between the <br /> City of Redwood City's Parks, Recreation and Community Services <br /> Department and Peninsula Family Service. <br /> 2. PREMISES. <br /> Licensor shall make available for use by Licensee and Licensee shall use the <br /> Premises described in Exhibit A, attached hereto and incorporated herein by <br /> reference, during the days and times specified in Exhibit A, to provide services <br /> primarily to the older adult population and secondarily to the broader community <br /> in the area known as North Fair Oaks and Redwood City, all as more particularly <br /> set forth in Exhibit A. <br /> 2.1 USE OF PREMISES. Unless otherwise agreed to by Licensor in writing, <br /> the Premises may be used only by Licensee and Licensee's agents, <br /> customers, and contractors for the purposes state herein. Licensee <br /> agrees not to use or permit use of the Premises for any unlawful purpose, <br /> and not to commit or permit any waste or nuisance in or about the <br /> Premises, or to cause structural injury to the Premises. Licensee at <br /> his/her expense, shall keep the Premises in the same condition as it was <br /> at the commencement of the License, except damage occasioned by <br /> ordinary wear and tear. <br /> 2.2 LICENSOR'S RIGHT OF ENTRY AND INSPECTION OF PREMISES. <br /> The Licensor reserves the right, by any agent or employee of its selection, <br /> to enter upon the Premises at any and all reasonable times during the <br /> term hereof for the purpose of inspecting the Premises and to ascertain <br /> the condition thereof. Inspection will be conducted with utmost respect for <br /> the privacy of the clients served on the Premises and whenever possible, <br /> Licensor will endeavor to coordinate entry with Licensee. <br /> 2.3 ALTERATIONS. Licensee shall not make any alterations or <br /> improvements to the Premises, including installation of major equipment <br /> and appliances, in and on the Premises without the prior written consent <br /> of Licensor. The approval of any alteration or improvement may be <br /> conditioned upon the removal thereof by Licensee upon termination of this <br /> Agreement and restoration of the Premises at Licensee's sole cost and <br /> expense. <br /> 2.4 POSTING ON WALLS. Licensee shall post posters, notices, memos, etc. <br /> only on bulletin board provided. Licensee SHALL NOT paste, nail, tape or <br /> prop items on doors, windows or walls.
