8.A. - Page 58 <br /> ATTACHMENT2 <br /> years after installation to illustrate that the trees have reached a minimum 16 <br /> feet in height and have achieved the desired screening effect. The City <br /> retains the right to require the applicant to install additional landscape <br /> plantings should the trees not achieve the desired screening effect within two <br /> years following installation. <br /> 13.Applicant shall install new street trees and planter strips to match the existing <br /> Finger Avenue streetscape for review and approval by the Community <br /> Development Department and shall coordinate with the City's Public Works <br /> Department, Street Tree Division, regarding tree species, size and locations. <br /> The improvements shall be installed prior to issuance of a certificate of <br /> occupancy. <br /> 14.Applicant shall ensure that the second story for the home on Lot #9 will be set <br /> back a minimum of 10 feet from the common property boundary with 90 Finger <br /> Avenue, to allow dense, vertical screen tree growth or large scale canopy trees <br /> for the purpose of providing a vegetated separation between 90 Finger Avenue <br /> and the development on Lot#9. <br /> 15.Applicant shall maintain and enhance the existing vegetative screening <br /> adjacent to 54 Finger Avenue where practicable, as determined by the <br /> Community Development Director or his/her designee. <br /> 16.Applicant shall install a decorative, good neighbor privacy fence between the <br /> project site and adjacent properties for review and approval by the Community <br /> Development Department <br /> 17.Applicant shall ensure that the private street, shared parking spaces, individual <br /> driveways and individual front walkways are constructed of pervious materials <br /> and that the overall project meets NPDES requirements. The applicant shall <br /> submit details regarding the materials proposed to be used for the review and <br /> approval by the Engineering and Transportation Division. <br /> 18. Lots 1, 2, 3, and 4 shall have recorded "no-build" easements for the portion of <br /> the lots within the setbacks set forth in Condition of Approval no. 2 on the Final <br /> Map. The easement shall provide that no permanent structures, except fencing, <br /> and no impervious surfaces such as paving or impervious decks may be <br /> constructed within the easement area, and that fencing may not extend beyond <br /> the top of the bank. The applicant shall prepare and record the easement which <br /> shall be reviewed and approved by the Planning Manager or designee prior to <br /> recordation. <br /> 19.The houses on Lots 1, 2, 3, and 4 along the creek shall be constructed on <br /> drilled pier and grade beam foundations. The sizing and depths of these piers <br /> shall be determined by the project's geotechnical engineer in the detailed <br /> geotechnical study to be submitted in conjunction with the building permit <br /> ATTY/RES0.2784/FINGER RESO APPROVING PD FINAL <br /> REV:08-31-12 VR <br /> Page 10 of 20 <br />
