Incorporates stormwat�r treatment provisions in site �lar�ning. <br /> (b) The Praject site's General Pfan and Zoning Ordinance Article 5 (Single <br /> Family Resid�ntia!} land use designa#ions aFlow single family <br /> residential development at 1-7 units/acre. Consistent with this criterion <br /> and to promote the subject 1.69-acre, infill residential property's most <br /> apprapriate use, the applicant proposes to build nine {9) single-family <br /> homes at approximately 53 units/acre. <br /> {c) While the project site is an irregularly shaped parcel {refer to Finger <br /> Project EfR Figure 1.0-3), fhe subdivision design and building <br /> �lacement will provide an enviranment of physical and functional <br /> desirability in harmony with t�e character of the surrounding <br /> neighbarhood. For example, the two smallest 6,000 square faot <br /> r�sidential parcels would front directly onto Finger Avenue and would <br /> be similarly sized to the adjacent {5,000 - 6,OD0 square foat) <br /> rteighboring parcels. In order to provide a consistent Finger Avenue <br /> streetscape aesthetic that compliments the adjacent, neighboring <br /> parcefs, these prope�ties would also contain ham�s that would <br /> generally meet R-� {Single Family Residentia!) frant yard setbacks, lot <br /> width, building height and lot coverage standards. Garages would also <br /> b� lacated at the rear (vs. front) portion of the lots, so that garages and <br /> asphalt driveways would not be the dominant or primary features of the <br /> project viewed from the street, and the Project would pro�id� 23 <br /> parking spaces (2 spaceslunit plus 5 guest parking spaces) where <br /> Zaning Article 30 (Parking) only requires a total of 18 parking spaces <br /> (2 spaceslunit with no guest parking required). The project's ather <br /> se�en detached single family residences would be situated at the rear <br /> af the property, behind t�e smallest new r�sidences and s�arrounded by <br /> dense landscaping similar ta ather detached single famiiy residences <br /> in the neighbarhood that are set furkher back from the public right af <br /> way. The project wi11 also not be gated and the project's pri�ate <br /> rQadway wil� have a public access easement and therefore will be <br /> integrated inta the existing neighborhood. <br /> (d) Access to the residences would be provided from a pri�ate 22 foot <br /> wide, one-way looped roadway that incorparates a 4 foot wide rolled <br /> curb pedestrian pathway.
