8.A. - Page 141 <br /> ATTACHMENT2 <br /> {e) The residences would be individually �esigr�ed with architecturally <br /> �aried, traditional (Mediterranean, Tudar, Spanish, English country, <br /> Victorian country, Craftsman & Vernacufar influenced) styles that are <br /> intended to compliment the neighborhood's individually designed <br /> homes and eclectic character, using high quali#y buifding <br /> materialsldetailing (i.e, stone, brick, stucco ar�d shingie woad siding; <br /> custom doorslwindow; tife roofng, brackets, shut#ers, wainscoting, <br /> dormers, porches and other architectural detailiRg} and landscaping <br /> concepts. Each parcel would cantain at least 900 and up ta 1,900 <br /> square feef of private open space. Lats 1-4 will cantain a natural, open <br /> spac� water feature, Cordilleras Creek that will contain new riparian <br /> vegetation to improve and restore the creek's natural character. In <br /> addition, the Project will retain 34 of the 44 existing orr-site trees, <br /> pro�ide riparian landscaping along Cordiileras Creek to impro�e and <br /> restore its natural character, and will provi�e 52 new on-site trees as <br /> well as new street trees and planter strips to match #he existir�g Finger <br /> Avenue streetscape. In addition, the Project will incorporate <br /> landscaping and fencing between the Projec# site and adjacent, <br /> neighboring properties, including the adjacent histaric Finger <br /> Farmhause. An on-site storm drainage system wouid also be instalied <br /> in order to filter and treat storm drainage that woufd be conveyed at <br /> discharge rates and duration ta match pre-project rates. The storm <br /> water system would con�ey water to Finger Avenue, which feeds into <br /> the City's storm drain system at EI Camino Real. <br /> Section 3. Planned Development Modifications (Section 46.7 (A)): The <br /> Pianning Commission finds that: <br /> (a) Consistent with Zoning Ordinance Article 46 (Planned Development) the <br /> City may permi# any af the following requirements to be different from <br /> those which would otherwise apply in the applicable zoning district if it is <br /> determined that the praposed development will provide an environment of <br /> physical and #unctional desirabiiity, in harmony with the character af #he <br /> surraunding neighbarhoocf or district: <br /> �.
