These shall be showr� on the improvement plans and canstructed as par� of the subdivision improvements. 48. Each of the houses in the development shall have an appro�ed automatic fire sprinkler system installed, in accordance with Redwood City Ordinance 2326. 49.The private raadway shall be designed and maintained to support the imposed loads of fir� apparatus (American Assaciation of S#ate Highway Transpartation �fficials, Standard H20) and it shal! be designed with a finished surtace that provides all-weather vehicle access in accordance with International Fire Code 543.2.3. 50.The pri�ate roadway shall be designated as a fire lane and shall be marked in accordance with t�e Califarnia Vehicle Code, Section 225Q0.�. On the private raadway entering from Finger Avenue, the develapment shail ha�e a sign pasted which clearly advises that there s�all be no parking, or stopping aliowed alang fhe raadway. 51.The water system serving the project site shall provide the needed fire flow requirement of not less than 1,000 gallons per minute, with a minimum residual pressure of 20 pou�d per square inch for the duration of at least twa hours, in accordance with the International Fire Code Appendix B. 52.The project shal! meet all other necessary Engineering, Fire and Building Department conditions of appro�al. 53.Applicant shall comply wit� all State and Federa! regulations applicable to the Project. 54.The Vesting Tentative Map shal! expire #wenty�fo�r (24) months fram the date the map was conditionally approved by the Planning Commission unless the Final Map has been recorded in accordance with Redwood City Municipal Code Section 30.45. As pravided for in RCMC Section 30.66, the applicant may request an extension of the expiratian date for this Tentati�e Map appraval by fifing a written application with the Plannir�g Manager at least forty five (�45) days before the conditional appro�al is due to expire. The appfication shall state the reasons for requesting the extension. In grar�ting the extension, new conditions far approval o# the tentative map may be imposed and existi�g canditions may be revised. Extensians shall not exceed a total of two {2} years. 55.In compliance with RCMC Section 30.89, upon completion of the constructiorr of all improvements, the applicant shall amend the improvement plar�s to show impravements "as built." Such "as built" plans shall be on suitable reproducible material.
