The proposed 22 foot wide one-way roadway exception is <br /> cons�dered a superior raadway design option for this parkicular de�elopment <br /> because it is proportianally sizedlscaled to the site's relatively small size <br /> and vehicular demand. <br /> The site is a r�latively small sized {1.69 acre} in-filf property that does na# <br /> warrant a full, 25 foot wide, fwo-way roadway (per City �ngineering <br /> standard}, the width of which would be excessi�e for this small subdivisian <br /> and patentially confusing for dri�ers unfamiliar with the neighbarhood that <br /> could mistake a roadway that is designed to City standard for a through <br /> connection street that leads to another part of the nei�hbarhood rather than <br /> to a pri�ate r�sidential development. The proposed 22 foot wi�e one-way <br /> roadway is not necessary far neighborhaod or general citywide circulation <br /> needs; rather it is a private roadway intended to serve only nine property <br /> awners and their guests. By contrast th� City has approved many larger- <br /> scaled, multi-phased resident�al Projects in Redwoad Shores with private 25 <br /> foot wide, twa-way private raadways {per City Engineering standard} as <br /> these roadways serve as a netwark af neighborhood streets for larger <br /> developments that generate greater vehicie d�mandl traffic �olumes (i.e, <br /> 1000 Redwood Shores Parkway contains 168 single family residences & <br /> 2000 Redwood Shores Parkway cantains 68 single family residences, etc). <br /> The City Traffic �ngineer has reviewed #t�e traffic reports/memos prepared <br /> by RHK and Fehr & Peers (Appendix G of the Finger Project Draft EIR) and <br /> concurs that that the praposed 22 foat wide one-way raadway wiil meet <br /> necessary access and circulatia� needs of the Project. <br /> �.
