Construction acti�ity on the Praject site shall be in <br /> compl�ance with the appro�ed construction staging plan <br /> 47.The access roadway shall be constructed and the fire hydran#(s) installed, <br /> functional and found safisfactory by the Fire Department before any <br /> combustible buildi�g materials are brought on site or before building <br /> inspection of the first buifding fioundation, whichever occurs first. <br /> 48.The number and location of fiire hydrants shall not be less than required by the <br /> Uniform Fire Code. Th�se shall be shown on the impravement plans and <br /> cor�structed as part of the subdivision impro�ements. <br /> 49. Each of th�e houses in the development shall have an approved autamatic fire <br /> sprinkfer system installed, in accordance with Redwood City Ordinance 2326. <br /> 50.The private roadway shalf be designed and maintained to support th� imposed <br /> laads of fire apparatus {American Assaciation of State Highway Transportation <br /> Qfficials, Standard H20) and it shall be designed with a finished surface that <br /> pro�ides all-weather vehicle access in accordance with l�ternational Fire Code <br /> 503.2.3. <br /> 51.The private roadway shall be designated as a fire lane and shall be marked in <br /> accordance with the California Vehicle Code, Section 22500.1. Qn the pri�ate <br /> roadway entering from Finger Avenue, the development shall ha�e a sign <br /> posted which clearly ad�ises that there shal� be no parking or stapping allowed <br /> along the roadway. <br /> 52.The water system serving the Projec4 site shall pro�ide the needed fire flow <br /> requirement o# not less than 1,000 gallons per mi�ute, with a minimum residual <br /> pressure of 20 pound per square inch for th� duration of at least twa hours, in <br /> accordance with the International Fire Cade Appendix B. <br /> 53.The Project shal� meet all other necessary Engineering, Fire and Building <br /> Department conditions a#approval. <br /> 54.Applicant shall comply with all State and Federal regulations appiicabl� to the <br /> Proj�ct. <br /> 55.The Ves#ing Tentative Map shall expire twenty-four (2�} months fram the date <br /> the map was conditionally approved by the Planning Commission unless the <br /> Final Map has been recorded in accordar�ce with Redwaod City M�anicipal <br /> Code Section 34.45. As �rovided far in RCMC Section 30.66, the applicant <br /> may request an extensian of the expiratian date for this Tentati�e Map approval <br /> by filing a written application wi�h the Planning Manager at least forty fi�e (45) <br /> days before the canditional approval is due to expire. The application shall <br /> state the reasons for requesting tf�e extension.
