concern; prepare staff reports, technical memoranda, or other documents <br /> to support City staff at meetings with community/stakeholders, as well as <br /> City appointed Advisory Committees/Commissions, and City Council, as <br /> requested by City. Develop a collaborative/consensus driven process to <br /> deliver project and shared vision for a successful project. PROJECT <br /> MANAGER will facilitate public outreach strategies and identify <br /> community/stakeholder sensitivities and challenges, and manage <br /> stakeholders' expectations and communication. <br /> 1.2 Prepare and maintain a Project Master Schedule in cooperation with the <br /> COMMUNITY DEVELOPMENT DIRECTOR; obtain all Project schedules, <br /> including architect design/milestone and developer schedules; and create <br /> Master Schedule progress graphs for each critical phase work and the <br /> overall Project. <br /> 1.3 Prepare and maintain a system which organizes and tracks all Project <br /> documents, including all design consultant, which affect the Project, and <br /> any other items deemed necessary by the COMMUNITY DEVELOPMENT <br /> DIRECTOR ("Project Documentation"). <br /> 1.4 Maintain one (1) set of PROJECT Documentation at a location designated <br /> by COMMUNITY DEVELOPMENT DIRECTOR with all updates current to <br /> within one (1) week of issuance. <br /> 1.5 Develop a monthly PROJECT reporting format, "Monthly Report", which <br /> shall include a detailed accounting of monies paid to date on each phase <br /> of the project, monies approved for payment on each consultant contract, <br /> current calculations of Contract Sum for each as affected by amendments, <br /> current project schedules for each as affected by amendments, current job <br /> progress, milestones achieved, progress photos, areas of concern and <br /> other items of general interest, as required or directed by COMMUNITY <br /> DEVELOPMENT DIRECTOR. Provide one electronic copy of the Monthly <br /> Report to COMMUNITY DEVELOPMENT DIRECTOR on the tenth (10th) <br /> day of each month beginning with the start on a date mutually agreed <br /> upon with COMMUNITY DEVELOPMENT DIRECTOR. <br /> PROJECT MANAGER, as part of this phase, shall provide the following services, <br /> as directed by COMMUNITY DEVELOPMENT DIRECTOR, to obtain bids and prepare <br /> and award required contracts for construction of the Project: <br /> 1.6 PROJECT MANAGER shall assist City with review Bidding Documents <br /> and Project Procedures Manual (defined herein at section 3.0) prepared <br /> by City or City consultants. <br /> 1.7 PROJECT MANAGER shall assist City in advising potential bidders of <br /> bidding requirements and bid document availability. <br /> ATTY/AGR/2012.097/VANIR CONSTRUCTION MANAGEMENT AGREEMENT <br /> REV: 08-07-12 VR <br /> Page 11 of 23 <br />
