recommendations to the COMMUNITY DEVELOPMENT DIRECTOR <br /> including any analysis thereof. <br /> 3.9 In the event lack of clarity, ambiguity, errors, or omissions in the <br /> construction contract documents become apparent, PROJECT <br /> MANAGER will evaluate construction contractor's assertions regarding the <br /> Project Documentation and advise COMMUNITY DEVELOPMENT <br /> DIRECTOR, if necessary, as to merit of assertion and need for clarification <br /> of Project Documentation, if any. <br /> 3.10 Review construction contractors' cost estimates, and negotiate changes to <br /> the contract consistent with COMMUNITY DEVELOPMENT DIRECTOR'S <br /> direction; and, at COMMUNITY DEVELOPMENT DIRECTOR'S request <br /> and by mutual agreement of the parties, prepare cost analysis or estimate <br /> of work described in the proposed change order. <br /> 3.11 Receive and review all contractor submittals and shop drawings for <br /> conformance with Project submittal requirements prior to architect review <br /> and approval. <br /> 3.12 On a monthly basis, monitor contractor's schedule(s) and advise <br /> COMMUNITY DEVELOPMENT DIRECTOR of schedule impacts and <br /> deviations from contractor's critical path(s). <br /> 3.13 Assist in obtaining all permits as may be required for the Project. <br /> PROJECT MANAGER is not responsible for preparation and/or payment <br /> of any permits required for the Project. <br /> 3.14 Coordinate all on site services of persons or entities under contract with <br /> City, including but not limited to, contractors, engineers, site surveyors, <br /> and material testing lab services. In the case of professional services, <br /> coordinate means to inform a party of the need for their service with <br /> sufficient advance notice that the service can be provided on the required <br /> date, schedule the service with the professional, ensure site access and <br /> availability of resources or other PROJECT personnel who may be <br /> required for the professional's work, and keep COMMUNITY <br /> DEVELOPMENT DIRECTOR advised of same. <br /> 3.15 Observation and monitoring of the construction contracts consistent with <br /> the General Conditions of the Contracts for Construction for the Project, <br /> including, without limitation, the following: <br /> 3.15.1 PROJECT MANAGER, with COMMUNITY DEVELOPMENT <br /> DIRECTOR'S concurrence, shall take appropriate action to <br /> direct that each construction contractor performs all work in <br /> accordance with the Project Documentation. <br /> ATTY/AGR/2012.097/VANIR CONSTRUCTION MANAGEMENT AGREEMENT <br /> REV:08-07-12 VR <br /> Page 14 of 23 <br />
