Due
to the need for freeway widening to mitigate several of the impacts (Impacts 7-22 through 7-27),
full mitigation to less-than-significant levels was considered infeasible for implementation by a
single development project, and these particular impacts were therefore identified as significant
and unavoidable. Impact 7-19 was also identified as significant and unavoidable because right-
of-way constraints made the mitigation infeasible. The 2003 EIR found that the remaining
Impacts 7-18, 7-20, and 7-21 could be reduced to less-than-significant levels with
implementation of identified roadway modifications.
The current Pete's Harbor project in combination with One Marina (the two properties that
constituted the original Marina Shores Village project) would not result in any of the significant
Cumulative With Project impacts identified above (Impacts 7-18 through 7-27). All of the
identified impacts would be less-than-significant
Conclusion. Mitigations 7-18 through 7-27 are not longer required. The impacts would be
less-than-significant.
It should also be noted here that the East Bayshore Road/Bair Island Road intersection, which
is assumed as a roundabout in the current One Marina site plan and would provide access to
Pete's Harbor, is expected to operate at acceptable LOS under both Cumulative Without Project
and Cumulative With Project conditions.
Other Impacts. The 2003 EIR determined that the previous Marina Shores Village project
would have a less-than-significant impact on project driveway operations. The current Pete's
Harbor project includes no changes or new conditions that would alter this conclusion.
T.•1106951Addenduml3(10695-01 J.doc
