The Light Industrial Incubator Zoning District directly implements the Light <br /> Industrial Incubator Overlay General Plan land use designation. The General Plan defined the major <br /> parameters for allowable intensities. <br /> The new Light Industrial Incubator Zoning District section (Article 17A) is divided into eight sections: <br /> 17A.1 - Purpose. <br /> 17A.2 - Permitted Uses. <br /> 17A.3 - Findings for Conditional Uses. <br /> 17A.4 - Limitations on Retail, Personal Services, and Office Uses. <br /> 17A.5 - Development Standards. <br /> 17A.6 -Other Required Conditions. <br /> 17A.7—Minimum Pervious Area and Stormwater Requirements. <br /> 17A.8 - Farade Composition and Architectural Regulations <br /> The LII zoning district implements the Light Industrial Incubator Overlay land use category in the General <br /> Plan. The stated purpose of the LII zone is to promote viable industrial areas by providing a highly flexible <br /> district for the location of selected industries, especially start-up and expanding light industrial <br /> businesses. The zoning district is intended to provide for needed incubator space for smaller uses <br /> supporting health research, clean industrial, green technology, and/or research and development <br /> businesses. The zoning district is intended to preserve land for a wide range of industrial uses by limiting <br /> office uses. <br /> 2.3.4 Revisions to Article 16: Commercial Park District <br /> The proposed Draft Commercial Park Zoning Ordinance Amendment represents a revision to an existing <br /> article in the Zoning Ordinance. The Commercial Park District will be one of two districts that directly <br /> implement the Commercial - Office Professional/Technology General Plan land use designation. The <br /> General Plan defined the major parameters for allowable intensities. <br /> The draft Commercial Park Zoning District section (Article 16) remains generally the same as existing <br /> policy. It has been reorganized to provide ease in use, complete with summarizing tables. In addition, <br /> allowable FAR has been increased to conform with the allowances of the New General Plan. Article 29 is <br /> divided into seven sections: <br /> 16.1 - Purpose <br /> 16.2 - Permitted Uses <br /> 16.3 - Development Standards <br /> 16.4 - Exemptions from FAR Calculation <br /> 16.5 - Incentive-Based FAR Bonus <br /> 16.6 - Disposal Facilities <br /> 16.7- Minimum Pervious Area and Stormwater Requirements <br /> The stated purpose of the CO zone was revised as part of this Zoning Amendment; it's stated purpose is <br /> to provide for areas appropriate for large-scale corporate offices, research and technology (office type), <br /> and administrative and professional offices in a campus-like environment, to promote the development of <br /> employment and administrative activities, and serve local and regional markets. Limited accessory <br /> financial, retail, service, and lodging uses are permitted. In light of the shoreline location of the CP district, <br /> development should react to the Bay location and the provision of trails and pedestrian access to the <br /> shoreline is encouraged.
