California. The City Clerk is the custodian of records #or all <br /> matters before the Ci�y. <br /> Sectior� 3. Tentative Parcel Map TM2U13-02: The C'lanning <br /> Cammission finds that: <br /> a. The map, design, and improvements of the proposed <br /> subdivision are consistent with the City af Redwood City <br /> Generaf Plan, the Downtown Precise Plan, th� City af <br /> Redwood City Municipaf Code, the City of Redwood City <br /> Zoning Ordinance, ancf all applicable subdivision <br /> improvements requirements; <br /> b. The site ofi the proposed subdivisian is physically suited for <br /> the type and d�nsity of the proposecf development; <br /> c. The design and proposed improvements are not likely to <br /> cause substantiai environmental damage, ar substant�aEly <br /> ar�cf a�oidably injure fish, wildlife or their habitat, or cause <br /> serious pub(ic health prob�ems; and <br /> d. The design and propased improvements af the proposed <br /> sc��division will not conflict with essent+al public easements <br /> for access through, or use of, property within the proposed <br /> subdivision. <br /> Section 4. Downtown Planned Community Permit DPC20't3-02: The <br /> Planning Commission frnds that: <br /> a. The �roject and improvements proposed by Planned <br /> Community Permit Application No. DPC2013-Q2 are <br /> cansistent with, confarm to the intent of, ar�d will <br /> a�apropriately implement the Downtown Precise Plan for the <br /> 60i Main Street praject; and <br /> �. The establishment, maintenance ancE ope�-ation of the project <br /> and improvements proposed by Planned Community Permit <br /> No. DPC2013-02 will not, und�r the circumstances of this <br /> par�icular case, be detrimental ta the healfh, safety peace, <br /> morals, or general welfare af persons residing or working in <br /> the neighborhood of the project, or be detrimental or <br /> injurious to property or improvernents in the neighborhood of <br /> the project, or ta the general weffare of the City, because the <br /> project has been found �o be consistent with the community <br /> goals estabfished in the City's General Plan and Zonir�g <br /> �rdinance; and <br /> ATTYIRES0.2867l601 MAIN STREET TENTATNE PARCEL MAP AND PC PERMIT <br /> REV:46-05-13 VR <br /> Page 3 of 11 <br />
