The sidewaiks at the corner af Marshall antf Walnut streets and the <br /> corner af Marshall and Main streets shall not include a "bulb out" and shall <br /> maintain twelve feet in width af the corner. <br /> 9. AppEicant shal! pro�ide a new accessible curb ramp acceptable to <br /> the City Engineer at the corner af Main and Marshall stree#s far crossing Marshall <br /> Street. <br /> 10. Applicant shal! design ar�d construct "bulb outs" at all four comers <br /> ofi the intersection of Bradfard and Main streets, including accessible curb ramps <br /> and madifications that may be req�tired to insUre �roper drainage. Design shall <br /> be subject ta the City Engineer's approval. <br /> 11. Backflow protection on water services shall be required. The <br /> backflow preventer shall be abo�e grade, and shall be located on private <br /> property and within the structure, accessible to the Public Works division from the <br /> Qutside for testing via a stainless steel cabinet door or equivalent subject ta the <br /> City Engineer's appro�al. The cabinet shall have adequate ciearance, and shall <br /> comply with aEl applicable standards in the Uniform Plumbing Code and the <br /> Redwood City Municipal Code. <br /> 12. Na Demolition, Construction, Grading, or Building Permit shall be <br /> issued for fhe Pro�ecf prior to recordation of a Parcel Map merging the four <br /> current praperties into one legal lot for the Project site. <br /> 13. Prior to approval of a Parcel Map, the public right of way at the <br /> corner of Bradford and Main s#reets, as identified an t�e Tentative Parcel Map, <br /> shall have been vacated and applicant shall have secured fee title interest, as <br /> documented by Deed or Judgmen# in Quiet Title, in the vacated right of way, all <br /> as provided in mare detail �elow. <br /> In order to proeess the �acation, the applicanf must submit an application, with all <br /> supporting materials to the satisfaction of the City Engineer and City Attorney <br /> and all required fees, ta the City requesting that the City vacate the right of way. <br /> Upon submittal of such application, the City Council shalf consider, in its sole and <br /> absolute discr�tior�, the �acation of tf�e right of way. The Planning Commissian's <br /> project approval, including the Tentative Parcel Map and the Planned <br /> Development Permit, is separate and distinct from the City Cnuncil's <br /> consideration of the vacation anc� the City Counci! is not in any way bo�nd to act <br /> in a manner consister�� with the Planning Commission project approval. If the <br /> City Council adopts a resolution af vacation and the City Councif's action is not <br /> challenged, the right of way will be deemed vacated.
