Waite) from denial by the Planning Com- <br />mission of their application for a variance from Ordinance 1130 concerning the <br />required number of parking spaces presented for consideration. Staff reported <br />Planning Commission at their meeting of January 11th denied the application by a <br />vo t.e of 41 to 3. <br />Report of the Planning Commission was read and staff analysis in which it was stated <br />there seemed to be no recourse to action to ,en in view of ordinance J.°equirementn on <br />number of parking -spaces per number of seating capacity in restaurant but made <br />certain recommendations for conditions should variance be fra.nted, i.e. 1) Architectural <br />landscape and site plan approval by Architectural Committee; 2) Construction of neva <br />curb, gutter and sidewalk; 3) Electric power service lead in be by underground conduit <br />from street property line. <br />City Manager stated since appeal had been made, he and Staff had met Uth representa- <br />tives of the owners to discuss this problem. He ,stated in reviewing clans of interior <br />adjustments, exits had been provided which reduced seating capacity from 192 to 174, <br />and which automatically also reduced number of parking spaces required as these are <br />based on seating capacity. He stated in view of the above, parking lot layout was <br />revised to provide parking for 54 cars, which had been reviewed and approved by both <br />Traffic Engineer and Police Chief. He stated on this basis, revised variance requested <br />for only Li, parking spaces, and recommended variance be granted together with a revocable <br />permit for landscaping on Lathrop Street to screen long; blank wall, in addition to <br />construction of new curb, gutter and sidewalk if necessary, as City ?_,ngineer had <br />indicated most: of sidewalk in -ood : hape . <br />
