4.6 Fiscallmpacts <br /> Consultant (through subconsultant BAE) will prepare a fiscal impact analysis of each <br /> land use alternative at build-out to assess the relative net impacts of the mix of uses in <br /> each scenario. Consultant (though subconsultant BAE) will work with the Finance <br /> Department to ensure that estimates of tax revenues, fees, and municipal service costs <br /> fit Redwood City's fiscal policies. <br /> 4.7 Alternatives Community Workshop <br /> The three alternatives will be presented to the public in a community workshop. The <br /> format is anticipated to include a PowerPoint presentation discussing the site analysis <br /> and opportunities and constraints analysis; summaries of the economics, �irculation and <br /> infrastructure technical memoranda; examples of other waterfronts; and overview of the <br /> three alternatives. Following the PowerPoint presentation, community members may <br /> form breakout groups for individual group reviews of the alternatives followed by a <br /> report back by each table. Following the report back, consultant and city staff will <br /> provide a summary of the key findings and recommendations. Following the workshop, <br /> consultant will prepare a summary memo of the workshop comments. <br /> Task 5 Preferred Alternative <br /> 5.1 Preferred Alternative <br /> Consultant will prepare an Alternatives Workshop summary highlighting the community <br /> comments and input received during the workshop. If community comments result in an <br /> easily identifiable single alternative, this will become the Preferred Alternative on which <br /> the Specific Plan will be based, if not, consultant and City staff will meet to synthesize <br /> the preferred components into a single preferred plan alternative. <br /> 5.2 Task Force Meeting 6 — Preferred Alternative <br /> Agenda: <br /> ■ Review Alternatives Workshop findings <br /> ■ Review Preferred Alternative Synthesis Process <br /> ■ Review Draft Preferred Alternative <br /> ■ Consider Preferred Alternative <br /> 5.3 Public Meeting/Planning Commission/City Council Joint Study Session <br /> Consultant will support the City's Project Manager's presentation to Planning <br /> Commission and City Council in a joint study session. This session will summarize the <br /> Alternatives Workshop's findings, review the Preferred Alternative synthesis process, <br /> and discuss the Task Force endorsed Preferred Alternative.
