(Plan Sheet A3.0, 4/26/13) These <br /> heights meet the DTPP 12 Story Zone regulations for the project, where the maximum <br /> allowable height is 146 feet, including rooftop treatments (DTPP Section 2.7, Building <br /> Height and Disposition Regulations). Also, the building includes a chamfered fa�ade at <br /> the southeast corner of Middlefield and Theatre Way in response to the DTPP Special <br /> Corner Treatment requirement for that location (DTPP Section 2.7), subject to City <br /> review and approval. <br /> Structured parking with 904 auto spaces and 46 motorcycle spaces would be located <br /> entirely on-site on two basement levels, the ground floor, and three above-grade levels <br /> (Plan Sheets A2.0 through A2.5, 4/26/13). The parking structure would be incorporated <br /> within the building facades. The parking would be available to the general public (non- <br /> tenants) from 5:00 to 10:00 PM on weekdays and from 8:00 AM to 10:00 PM on <br /> weekends, including theatre validated parking. Secured indoor storage for 180 bikes <br /> would be located on the ground floor parking level, along with restrooms and showers. <br /> All parking would be accessed from Middlefield Road at Theatre Way. The project <br /> would not remove any on-street parking. Based on DTPP minimum parking <br /> requirements, the project is short by 14 auto spaces and subsequently by 4 bike spaces. <br /> Development on the site is regulated by the Downtown Precise Plan (DTPP). <br /> Existing Uses in the Area <br /> The Downtown is the City's most urban district and contains a variety of land uses. The <br /> existing Downtown land use pattern is characterized by a mix of commercial/retail, <br /> office, industrial, residential, and institutional uses, as well as parking. Existing land uses <br /> within the DTPP area are summarized in Table 4.1 and illustrated on Figure 4.1 of the <br /> Draft Environmental Impact Report for the Redwood City Downtown Precise Plan dated <br /> August 2010, incorporated by reference herein. <br /> 5 <br />
