The site <br /> contains surface public parking for appro�mately 210 cars, a one-story vacant restaurant <br /> (about 1,900 square feet), and a one-story office building (about 2,250 square feet). A <br /> portion of the on-site parking lot near Middlefield/Winslow is currently the construction <br /> site for the City's underground storm drainage culvert rerouting project, which is <br /> expected to be completed in spring 2013. For the Redwood Towers project, all remaining <br /> on-site improvements would be vacated, demolished, and cleared. <br /> Previous CEQA Analysis <br /> On January 24, 2011, an environmental impact report (EIR) was certified by the City <br /> Council of Redwood City (Final Environmental Impact Report for the Redwood City <br /> Downtown Precise Plan, State Clearinghouse #2006052027). The EIR assessed the <br /> potential environmental impacts resulting from implementation of the DTPP. The DTPP <br /> established new land use, development, and urban design regulations for the 183-acre <br /> DTPP area for a 20-year planning period. The following Initial Study has been prepared <br /> to consider whether any new environmental effects not identified in the DTPP EIR might <br /> be created by construction and operation of the Redwood Towers project (CEQA <br /> Guidelines section 15168 — Program EIR). <br /> 9. Surrounding Land Uses and Setting <br /> The DTPP Area <br /> • To the north: Commercial and R&D (research and development) use north of <br /> Veterans Boulevard. <br /> • To the east: A mix of institutional, commercial, light industrial, office, and <br /> residential uses at various densities in the vicinity of Maple Street. <br /> 6 <br />
