<br /> --.-- - _n.o__- -- ----- --.-- <br /> In response to Director's questions, Mr. Church described sales tax <br /> revenues contributions to the project by the Redevelopment Agency; the <br /> adoption process of a Specific Plan; the legal and procedural process of an <br /> owner participation agreement; probable market forces that will dictate <br /> changed land use of the subject property; advantages of limiting ingress <br /> and egress from El Camino Real and Jefferson and integrating that property <br /> into Sequoia Station; and, the current legal dispute over ownership of that <br /> property, which has no effect on the Agençy's actions. <br /> Acting Community Development Director Patterson showed slides of some of <br /> the architects ideas for the subject area created at last year's Charette. <br /> David Irmer, President of Sequoia Station Developers, introduced Tom Gilman <br /> of the architectural firm of DES. Mr. Gilman showed slides and drawings <br /> illustrating how the property could be developed and integrated into <br /> Sequoia Station, resolving traffic, parking and land use problems. <br /> Mayor Buchan invited anyone who wished to speak to please do so. <br /> Albert Davies, 1101 El Camino Real, Redwood City, provided a short history <br /> and revenue figures of the auto dealership on the subject property. In <br /> response to Director's questions Mr. Davies advised he was unwilling to <br /> provide a plan for improvements and asked that the Directors tell him <br /> exactly what the Agency wanted him do to improve the appearance of the <br /> property. Mr. Davies stated his concern with committing to improvements <br /> that would lead to an escalation of requests for further improvements. <br /> Robert Kopf, operator of the auto dealership, 1101 El Camino Real, also <br /> advised he was unwilling to respond to request for improvement plan without <br /> knowing ramifications. Mr. Kopf advised the Directors that reports of the <br /> dealership being relocated was having a negative affect on his employees <br /> and that he was unaware the Redevelopment Agency had been planning this <br /> action. In response to Directors' questions Mr. Kopf advised that being <br /> flexible made good business sense, but he would not be dictated to when it <br /> came to operating his business. Mr. Kopf also stated that Chevrolet had <br /> recently told him they were committed to having a dealership in Redwood <br /> City. <br /> Carol Mittlesteadt, Attorney representing Rosalie Davies, the other owner <br /> of the property at 1101 El Camino Real, advised that Mrs. Davies was <br /> willing to work with the Agency to improve the appearance of the property. <br /> Ms. Mittlesteadt advised the Directors that Mrs. Davies wanted to keep <br /> ownership of the property at that site in honor of her late husband. Ms. <br /> Mitt1esteadt asked that the Directors tell Mrs. Davies exactly what <br /> improvements they wanted and let Mrs. Davies respond.
