The development of each individual property shall be subject to the review <br />and approval of an individual Planned Development permit. The maximum <br />floor area of the proposed 16 residences shall amply with master <br />Planned Development Permit submittal, as nferenced in the following <br />table: <br />20. The new construction shall be in conformance with the Califomia Building, <br />Mechanical, Electrical, Plumbing, Energy, Green Building Codes, <br />Redwood City Green building ordinance and local amendments, in effect <br />at the time of Building Permit issuance. <br />21. The project shall meet fire flow requirements as established by the Fire <br />Department which are based on the International Fire Code. Fire flow <br />tests are typically performed during the preliminary design phase but must <br />be completed prior to submittal of final design. Applicant shall contact the <br />Fire Department for fire flow requirements, and then submit a written fire <br />flow test request to Engineering. <br />22.
