8.A. - Page 235 <br />Section 38.26 and International Fire Code. Applicant shall submit <br />calculations and size of proposed water main to Engineering for approval. <br />23. Prior to submittal of construction documents, Applicant shall submit an <br />evaluation of existing sewer facilities to determine adequate capacity to <br />serve the proposed sewer connections, whether part of the City sewer <br />system, the Emerald Lake Heights Sewer System, a private sewer <br />system, or a combination of any of the three said systems. If the existing <br />facilities do not have adequate capacity to serve the proposed <br />construction, the cost of any upgrades to the existing system necessary to <br />serve the proposed construction shall be the responsibility of the HOA and <br />the individual homeowners that are part of the Project area. <br />24. Any sewer lines that are not located within the proposed private street will <br />not be accepted by the City and shall either be part of the Emerald Lake <br />Heights Sewer District (if approved for annexation) or a privately owned <br />and maintained sewer system. <br />25. Any Grading within the project area shall be performed in accordance with <br />Volume III, Part II of the City's Engineering Standards Soil or other <br />construction materials shall not be stockpiled in the roadway. Each individual Planned Development Permit for any of the residential lots <br />within the Project area shall be subject to its own conditions of approval <br />separate and apart from these Conditions of Approval. <br />27.All utilities shall be designed in accordance with the Citys Engineering <br />Standards or County's Engineering Standards, as applicable. <br />28.The new portion of the paved private roadway and pedestrian paths shall <br />be designed in accordance to the City's Engineering Standards. <br />29. Prior to issuance of any grading permit for the Phase I improvements, <br />Applicant shall apply for annexation to the Emerald Lake Heights Sewer <br />Maintenance District for lots that will be served by this district. At a <br />minimum, these lots will include Lots 1-3 of Block 16, Lot 1 of Block 17, <br />and Lots 8-11 of Block 18, per the project plans dated October 17, 2012. <br />The annexation process with Emerald Lake Heights Sewer Maintenance <br />District shall be finalized and obtained prior to issuance of a construction <br />permit for the Phase I improvements. <br />30.
