8.A. - Page 237 <br />38. if construction is not complete by the start of the wet season (October 1 <br />through April 30), Applicant shall implement a winterization program to <br />minimize the potential for erosion and sedimentation. As appropriate io the <br />site and status of construction, winterization requirements shall include <br />inspecting/maintaining/deaning all soil erosion and sedimentation controls <br />prior to, during, and immediately after each storm event; stabilizing <br />disturbed soils through temporary or permanent seeding, mulching, <br />matting, tarping or other physical means; rocking unpaved vehicle access <br />to limit dispersion of much onto public right-of-way; and covering/tarping <br />stoned construction materials, fuels, and other chemicals. Plans to include <br />proposed measures to prevent erosion and polluted runoff from all site <br />conditions shall be submitted for approval by CDD prior to beginning <br />construction. As site conditions warrant, the City Engineer may direct <br />Applicant to implement additional winterization requirements. <br />39.Chapter 18, Article XIV of the Municipal Code (Local Development <br />Standards), requires the undergrounding of utilities for this project as set <br />forth in Section 18.242 of the Municipal Code. <br />40.All electrical, telephone, and television services shall be installed <br />underground. <br />41. Applicant shall submit pians for street lighting improvements (design, <br />spacing and height) to City Planning & Engineering divisions, for prior <br />review and approval by Planning & Engineering staffs and which plans, as <br />approved, shall be implemented by applicant. Applicant shall also submit <br />plans for street trees (species selection, size, location and spacing) to City <br />Planning and the Public Works division, for prior review and approval by <br />Planning and Public Works staff. Such plans, as approved, shall be <br />Implemented by Applicant. <br />42. Prior to the issuance of a Building Permit for the construction of any <br />residence, Applicant shall pay a Transportation Impact Fee (TIF) as <br />established in sections 18.244 through 18.255 of the Municipal Code. <br />43.The project is subject to the City's Park Ordinance Impact Fee to be paid <br />at the time of building permit submittal for the construction of any <br />residence. This fee shall be assessed for each new dwelling constructed. <br />44.Trafric control for lane closures shall oonform to the Work Area Traffic <br />Control Handbook; street closures require prior submission of traffic <br />control plans to be approved 48 hours in advance by the City's Traffic <br />Engineer. <br />45. Dust control measures shall be implemented during site preparation and <br />construction as per Redwood City Building and Engineering Department <br />standards and pursuant to NPDES storm water pollution prevention <br />requirements.
