<br /> In answer to Director Sanfilipo's questions, Joan Jordan, 1020 Middlefield Road, <br /> Director, RC.A.C., advised that the art displayed in the gallery will be "ready to hang" and <br /> not require Agency or City assistance, and the art will be rotated on a regular basis. Mrs. <br /> Jordan described the Center's plan to have the property owner match the funds the Center <br /> raised for improvements. Mrs. Jordan advised that the sprinklers will cost $24,000 to <br /> sprinkle the whole building and the electrical work $23,000, and she described other <br /> needed improvements. Mrs. Jordan advised she had a letter of intent to lease the building <br /> ttom the owner on a sliding scale, and advised she had asked him to waive the security <br /> deposit. She also discussed long term plans including the possibility of putting some <br /> investors together to buy the building for expansion or income purposes. <br /> The Agency Board Directors discussed the RC.A.C. programs for school children; <br /> RC.A.C. donations and memberships; and parking conditions and parking spaces for the <br /> disabled. <br /> In response to Chairwoman Gasparini's questions regarding how the Agency money <br /> would be handled, senior Planner Jany advised that the Redevelopment Agency Board <br /> would approve the list of improvements, and Executive Director Church advised that the <br /> Agency would pay invoices for those approved improvements directly to the contractors, <br /> rather than give the money to RC.A.C. Chairwoman Gasparini requested that the <br /> motion by the Agency Directors be amended to include the words "a maximum of up to <br /> $30,000" allocation to the RC.A.c. <br /> Chairwoman Gasparini stated she agreed that the concept of partnerships was terrific; <br /> however, the Agency did not want to enter into an agreement with one entity that it could <br /> not enter into with another. Chairwoman Gasparini stated that the present agreement <br /> looked like a 50/50 partnership (Agency/landlord) and asked Executive Director Church <br /> what his comfort level was with this arrangement; and if the Agency could be reimbursed <br /> if the RC.A.C. moved out within the first lease term. Executive Director Church replied <br /> there was no effective way to get money back for those kinds of improvements; but the six <br /> year term was better than a two year tenn, and if the RC.A.C. renewed for another six <br /> years, then the Agency would "have gotten its money's worth." Also, the smaller amount <br /> made it easier to recommend Agency participation. Director Church advised that the <br /> Agency Directors expressed an interest in this project, and everyone worked hard to make <br /> it happen.
