8.B. - Page 215 <br /> Commissioner Tabing asked about how the number of potential units was found. <br /> Mr. Lyon clarified how the zoning designation identifies the amount of unit per square <br /> foot. <br /> Commissioner Tabing noted there were a number of exceptions up for approval and <br /> asked how many units could be built without any variances. <br /> Mr. Lyon stated the code requires each individual lot to have frontage on a public <br /> roadway. He stated the Zoning Ordinance defines the front of the lot as the portion with <br /> the narrowest portion on a public street. He asked Ms. Littlefield if the analysis was <br /> done to find what the property would yield with no variances. <br /> Mrs. Littlefield replied no. <br /> Commissioner Holt asked about the number of potential units. She asked what could be <br /> built per the code with no variances. <br /> Mrs. Littlefield replied that the existing site constraints on the property take away from <br /> the maximum buildable potential. She stated to consider the project with no exceptions <br /> would be challenging because of the site constraints. <br /> Commissioner Holt asked if the eleven units would have to be an apartment building. <br /> Mr. Lyon replied that the type of building would not be a typical apartment complex. He <br /> stated the base number isn't necessarily what would be appropriate. <br /> Commissioner Holt asked if it is correct that the private roadway would not be gated. <br /> Mrs. Littlefield replied yes. <br /> Commissioner Holt asked if the Fire Department has been consulted in terms of access <br /> from the private roadway. <br /> Mrs. Littlefield stated that is part of the standard procedure, so the Fire Marshall met with <br /> the developer, reviewed the plans, and determined it would provide adequate access for <br /> emergency services. <br /> Commissioner Holt asked about runoff. <br /> Mrs. Littlefield stated the Engineering Department reviewed the storm water runoff plan <br /> to insure there would not be illicit discharges to the creek and determined it sufficient. <br /> Commissioner Holt asked about the development next door on Dillon Street.
