8.B. - Page 216 <br /> Mrs. Littlefield replied yes. <br /> Vice Chair Schmidt referred to the Soils Memo Report, which described it as a creek <br /> bank and asked about that term. <br /> Mr. Lyon replied it is a concrete channel culvert. <br /> Vice Chair Schmidt asked if that's a mistake on the report. <br /> Mr. Lyon replied that it could have been a better choice of wording. <br /> Commissioner Radcliffe asked about the private street, because it is narrower than it <br /> would be otherwise and the developer is also responsible for the street. <br /> Mrs. Littlefield replied that the developer would be responsible for the street but it would <br /> not be blocked off. <br /> Mr. Lyon stated the developer is responsible for the construction but the ongoing <br /> maintenance would be deferred to the homeowner's association. <br /> Commissioner White asked what trees are in question. <br /> Mrs. Littlefield pointed to the trees on the map. <br /> Commissioner White asked about construction of a bridge over the creek to make the <br /> other side useable. He asked what requirements and restrictions there would be for that <br /> sort of construction. <br /> Mrs. Littlefield replied that Staff would have to look into the purpose of that bridge. <br /> Commissioner White replied the other side could be a garden or seating area. <br /> Mr. Lyon replied they have been allowed in the past. He stated the Engineering Division <br /> and Public Works would be the City stakeholders on that. He stated the homeowner <br /> could come forward in the future and go through the process for that. <br /> Commissioner White asked why the creek isn't a protected watercourse. <br /> Mrs. Littlefield replied that the City Zoning Ordinance has a definition for a protected <br /> watercourse. She read the definition from the report. <br /> Commissioner White asked if all the homes will have two-car garages without guest <br /> parking on the lot. <br /> Mrs. Littlefield replied yes. <br /> Commissioner White asked if guest parking would occur on the driveway, or they would <br /> use Vallota as guest parking. <br /> Mrs. Littlefield stated each has two-car garages and a front driveway. Otherwise they <br /> could utilize Vallota. <br /> Page 12 of 16 <br />
