<br /> the center of the development.Wellesley Crescent was planned as ihe public recreation ground for residents and was embellished
<br /> with"two superb Abyssinian lians...standing upan pasalt pedestals."In addition,the cres�ent t�oasted tropi�al tree specimens,
<br /> massi�e oaks,and was home to"a pair of large white owls,who...[would]flit thraugh the Park on moonlight nights in pursuit of any

<br /> ❑espite the amenities,the parcels in Wellesley Park remained largely unde�elaped into the first two decades of the 20th century.The
<br /> 1919 Sanborn map shows sparse de�elapment,vrith only a handful of scattered 1 to 1-112 story dwellings; �akdale,Warwick, Stratford
<br /> and 5amerset Streets had alsa heen added hy that time.The majarity of Wellesley Park de�elaped in the 192Ds and 1934s,with some
<br /> later development in the 1940s and 195as. Sanporn maps from 1950 indicate that the residential tract had been almost fully de�eloped
<br /> by mid-century.While some residences in the neighborhoad today ha�e since been significantly modified, and same new de�elapment
<br /> has occurred, many af the early residences still retain a high degree of integrity and the neighborhood as a whole e�okes a strong
<br /> sense of place as an early pre-WWI suburUan de�elopment.
<br /> Ranch 5tyle
<br /> Known varipusly as Ameri�an ranch, Califprnia ranch, rancher,or ramt7ler,the Ran�h Style originated in California and became
<br /> sxtremely popularthroughout the United 5tatss during ths post-World War II building boom.With roots in California's early adobe and
<br /> rancho architecture,the domestic architectural stple is characterized hy its one-stary form; horizontal massing; low-sloped rooflines;
<br /> wide exterior r,arridors;wing extensions fram a central rectangular core; t�rick, stucca,or wood siding;windows and daors that allawed
<br /> for ample light and�entilation; emphasis on indoc•r-outdoor li�ing;and linsar room arrangements. The styls was popularixed by eariy
<br /> 20th century architects such as Gliff May and by publicatians like 5unset Magazine,which has long set standards far western li�ing.
<br /> May,wha was inspired by the ranchos and adobes of southern California, is�redited with designing the first madern ranch in 1932.
<br /> The style graduallp cams into favor during the latter part of the decads, but its papularity boomed in the 1940s and 1950s,as post-war
<br /> tract developments swept the country. Ranch style homes cantinued in popularity through the 1960s and 1970s,though later examples
<br /> la�ked the�raftsmanship seen in thase that came earlier.
<br /> 1052 EaGEW�DD ROAD
<br /> The first rer,orded praperty transaction for 1052 Edgewoad Road is in 1930,when Mabel Marple sold the property to Don W. and ❑ana
<br /> E. Brewer. Don Brewsr is listed as a real estate salesman living in Palo Alto Township with his wife in the 193�U.S. Federal census.
<br /> Assessor recards show that fhe residence was c.�mpleted in 1936,the same yea.r that the property sald to W.D. and Ann Douglas
<br /> Tyson. W.Q.Tyson operated a limestone quarry"an the road hetween Belmont and Half Moan Bay"as reported in the 1947 California
<br /> .lnurnal nf MinPS and C�Pningy. ThP Tysons nwned the hnusP until 1951. Rnhert and Martha ZiPglPr hnught thP prnperty in 195T and
<br /> owned it until 1994.The property has seen se�eral other owners since that time and is currently owned by Grea and Lucy Ballard.The
<br /> residen�e has had minor alteratians and despite a garage addition retains a high degree of integrity of locatian, materials, design,
<br /> craftsmanship,and feeling.
<br /> EVALUATI�N
<br /> Circa has used the following criteria, quoted fram Chapter 40,5sction 40.6 of the F2edwood City Municipal Code, to determine
<br /> eligibility far lacal listing:
<br /> A. It exemplifes or reflects special elements af ihe City's cultural,aesthetic or architectural history;or
<br /> B. It is identified with persons or e�ents significant in local, 5tate or national histary;or
<br /> C. It embodies distinctive characteristics of a style,type, period or method of construction,or is a�aluable example af the use of
<br /> indigenous materials or craftsmanship;or
<br /> D. It is representati�e of the notable work of a builder,designer or architect. (Ord. No. 1815, § 1, 3-1�-198�}
<br /> The residence at 1a52 Edgewood Road was built during the major de�elapment periad af Wellesley Park and is an eariy and intact
<br /> example of the California Ranch style. It exhipits se�eral identifying features of the style including the one-stary form and horizantal
<br /> massing, brick and wood exteriar cladding, emphasis on indoar-autdoar li�ing, co�ered exterior carridors,and ample light from
<br /> numerous windows and glass doors.
<br /> The finding of this review is that the property at 1052 Edgewoad Road in Redwood City is indi�idually eligible for listing at the local
<br /> level as a rare, intact, and early example of the California Ranch style in Wellesley Park.
