6.A. - Page 28 has allowed the property ta deteriorate to the paint thaf it no longer meets the standards for a qualified historic property. City may also car�cel this Contract if it determines that the Owner has failed to restare or rehabi�itate the property in the manner specified in subparagraph 4(b) af this Contrac#. In the event of cancellation, Owr�er may be subject to payment of those cancelfatian fees set for�h in California Government Code Sections 50280, e�f. seq. 7. Enforcement afi Cantract. As an alternative to cancellation of the Contraet for breach o€ any condition, City may specifically enforce, or enjoin the breach ofi, the terms af this Contract. Ir� the e�enf of a defauft under the provisions of t�is Cor�tract by Owr�er, City shafi give written notice to Owner by registered ar certified mail addressed to the acfdress stated in this Contract, and if such a violation is not correctec� to the reasonable satisfactian of the City within thirty (30) days thereafter, or if not corrected within such reasanable time as may be required to cure the breach or default if said breach of default car�nat be cured within thirty (30) days (provided that acts to cure the breach or default must be commenced witf�in thirty (30) days ar�d must thereafter be diligently pursued to completion by Owner}, then City may, witho�t fu�ther notice, declare a default under #he terms of this Contract and may bring ar�y action necessary to specifically enforce fhe obligations af Own�r growing out of the terms o#this Contract, apply to any caurt, state or federal, for injunctive relief against any violation by �wner or apply for such ather refief as may be appropriate. City does nat waive any claim of default by Owner if City does not enforce or cancels this Cantract.
