9. Where a Planned Community (PC) Permit has not been used within one (1 ) year from the <br /> date of granting, either by beginning of construction of the improvements or by the <br /> initiation of the activity which is the subject of the PC Permit, said PC Permit shall <br /> automatically terminate and be of no further effect. <br /> 10. Where a Planned Development (PD) Permit has not been used within one (1 ) year from <br /> the date of granting, either by beginning of construction of the improvements or by the <br /> initiation of the activity which is the subject of the PD Permit, said PD Permit shall <br /> automatically terminate and be of no further effect. <br /> 11 . Prior to the issuance of a Building Permit, the Applicant shall submit detailed architectural <br /> plans for each phase of residential development, Including a conceptual paint palette and <br /> materials selection; however, final selection may be deferred until field samples can be <br /> verified. <br /> 12. The Applicant shall submit a detailed landscape plan in accordance with the Peninsula <br /> Park Precise Plan, the City's landscaping and water conservation requirements and <br /> guidelines. The plant palette should be recycled water tolerant. <br /> 13. Applicant shall ensure that all improvements substantially conform to the Vesting <br /> Tentative Map, prepared by KPFF Consulting Engineers, dated November 17, 2013 and <br /> related information submitted by the Applicant, on file with Planning Services. <br /> 14. My further modifications and/or corrections to the Vesting Tentative Map are subject to <br /> the review and approval of the City Engineer. <br /> 15. The Applicant shall pay all applicable water, recycled water, and wastewater, related fees <br /> outlined on the City's web site at <br /> htto://www.redwoodcity.ore/bit/infrastructure/pdf/FeesandCharges01 .04. 12.vdf, prior to building permit <br /> issuance. <br /> 16. The owner/Applicant shall pay a Traffic Mitigation Fee based on the schedule set by City <br /> Ordinance chapter 18, article XV, or as determined by Traffic Study. <br /> 17. The Applicant/contractor shall apply for an Encroachment Permit from the Community <br /> Development Department (CDD) for work in the City public right-of-way, easements or <br /> property in which the City holds an interest, in accordance with Chapter 29 of the <br /> Redwood City Municipal Code. Failure to comply with any permit condition may result in a <br /> °Stop Work" order or other penalty. <br /> 18. The Applicant shall provide all field survey data related to the project. The data shall be <br /> provided in AutoCad drawing files. <br /> 19. Any changes in the approved permit plans shall have prior approval of Engineering & <br /> Construction, following the °Revisions" procedure in the Engineering Standards. <br /> 20. After the City permits are approved, but before beginning construction, the <br /> owner/Applicant shall hold a preconstruction conference with E&C staff and other <br /> interested parties.
