ATTACHMENT Section 6. Condominium Permit: The Planning Commission finds that: a. The Project, as proposed, complies with the requirements of Article XI of the Subdivision Ordinance. Section 7. The Planned Development Permit, including the parking modifications, the Vesting Tentative Map (TM2012-02), and the Condominium Permit are hereby granted based on the Planning Commission's consideration of Addendum No. 2 to the 2003 EIR along with the 2003 EIR and the in accordance with the plans, details and descriptions contained herein. CONDITIONS OF APPROVAL: General Conditions 1. The project shall substantially conform to the Pete's Harbor Residential Community project plans dated July 15, 2013 and the accompanying project level details on file with the Community Development Department (CDD) except as modified by the conditions contained herein. 2. Any minor modifications to said approved plans and related information must be submitted to CDD for review and approval prior to the issuance of a building permit. Substantial modifications, at the discretion of the Community Development Director, may require submittal of a new Planned Development Permit. 3. The updated (2014) Mitigation Monitoring and Reporting Program (MMRP) approved in association with Addendum No. 2 to the 2003 Environmental Impact Report for the Marina Shores Village Project (State Clearinghouse #2002022076) shall be incorporated by reference. 4. The Planned Development Permit and the Vesting Tentative Maps shall comply with the standards and guidelines in the Zoning Code, the General Plan of the City of Redwood City, and the subdivision improvement requirements as set forth in Chapter 30 of the City's Municipal Code and the Subdivision Map Act. 5. The applicant shall track and implement the Mitigation Monitoring and Reporting Program on file with the CDD. A progress report shall be submitted to the Planning Division at the time of building permit issuance. 6. The applicant shall comply with any and all Federal regulatory or state agency requirements and obtain any and all necessary Federal regulatory or state agency approvals prior to commencement of construction. 7. Prior to the issuance of a Building Permit, the applicant shall secure an Architectural Permit per Article 45 of the Redwood City Zoning Ordinance.
