The Applicant shall submit a detailed landscape plan in accordance with the Pete's Harbor Residential Community Plan, the City's landscaping and water conservation requirements and guidelines. 9. The Applicant shall provide all residential tenants with a real estate disclosure acknowledging the project's proximity to the San Carlos Airport. The language in the real estate disclosure shall be subject to the review of the San Carlos Airport Manager. Should the Applicant and San Carlos Airport agree to an avigation easement, it shall be the Applicant's responsibility to provide the City with a copy of said agreement. Engineering Conditions 10. Applicant shall contribute its fair share or construct improvements per the East 101 Infrastructures Fair Share Plan. The City has an Infrastructure Plan for any development East 101, which establishes fair share mitigation for public improvements in the project vicinity including roadway improvements, water and sewer line upgrade, etc. The applicant would be required to contribute to this program based on the number of equivalent dwelling units established in the project. 11. Project must meet fire flow requirements as established by the Fire Department which are based on the International Fire Code and the California Fire Code. Fire flow tests are typically performed during the preliminary design phase but must be completed prior to submittal of final design. Applicant shall contact the Fire Department for fire flow requirements, and then submit a written fire flow test request to Engineering. 12. Applicant shall be responsible for the installation on the west side of Highway 101 of any water line connections necessary to meet the project's fire flow requirements. 13. Grading shall be performed in accordance with Volume III, Part II of the City's Engineering Standards (www.redwoodcity.org/cds/engineering/standards/ design/Party). Soil or other construction materials shall not be stockpiled in the public right-of-way. Applicant shall submit cut/fill volumes (CY) for all soils to be imported to or exported from the site. 14. Applicant shall apply for and obtain a Grading Permit. Prior to Grading Permit issuance, the applicant shall submit a Plot and Finished Grading Plan prepared by a California registered Civil Engineer.
