parcel to be transferred is not a legal building site . <br /> At the time of filing the prescribed fees shall be paid . <br /> In processing minor lot line adjustments , the following <br /> procedures shall be observed : <br /> " (a) Preliminary Design Map : As used in this section <br /> it shall mean a map drawn to scale , with all pertinent <br /> dimensions and other information in such form as the <br /> Planning Director shall deem necessary; <br /> " (b) Conformity and Environmental Considerations : The <br /> Planning Director shall review such preliminary design map <br /> for conformity with the provisions of this chapter and the <br /> Zoning Ordinance , and shall consider environmental factors <br /> as well as site utilization factors; <br /> " (c) Action of the Planning Director : After completion <br /> of the review of the preliminary design map , the Planning <br /> Director shall either approve, conditionally approve, or <br /> disapprove the proposed transfer of land. The Planning <br /> Director shall indicate his decision in writing on the map <br /> within 30 days of such review and if he approves or condition- <br /> ally approves said map, he shall cause it to be recorded with <br /> the deeds ; <br /> " (d) File Copies : The transferees shall provide two <br /> copies of the map and of the deeds , as recorded for the City <br /> files . <br /> "Section 30 . 14 . Procedures for Processing Preliminary <br /> Design Map. A subdivider may submit a preliminary design <br /> Planning Director <br /> map to the Pi-an -Review- G&nm-ittee in order to obtain preliminary <br /> design information. A subdivider shall pay the prescribed <br /> /0 <br />
