" (a) Suitability for Designated Purpose. All <br /> subdivisions shall create lots capable of being built upon <br /> in accordance with applicable development regulations . No <br /> subdivision shall create lots which are impracticable or <br /> hazardous for use due to steepness of terrain , location of <br /> water courses, seismic hazards , earth movement, size , shape , <br /> or other physical conditions . <br /> and Frontage <br /> " (b) Size/a-n4 Shape The minimum area and dimensions <br /> shall conform to standard requirements of the Redwood City <br /> Zoning Ordinance or to any approved planned development permit. <br /> Where unusual topography exists , lot area shall be increased <br /> in accordance with the provisions of the Zoning Ordinance . <br /> Lot depths shall generally not exceed two and one-half times <br /> their average width. <br /> " (c) Angle of Side Lines to Street. The side lines of <br /> all lots shall be perpendicular to the street the lot faces , <br /> and shall be approximately radial to a street where it is <br /> curved. The Planning Director may recommend a modification <br /> to such standards if he determines that strict compliance <br /> will be impractical . However, in no event shall any inter- <br />, side lot line form an acute angle with the street of <br /> less than seventy (70) degrees . <br /> " (d) Divided Lot Prohibited. No lot created under this <br /> chapter shall be divided by a City boundary line , nor shall <br /> it be effectively divided by lots or parcels of land so that <br /> the principal parts of the lot are connected by a corridor <br /> of less than fifty (50) feet wide . <br /> " (e) Double Frontage Prohibited . No lot created under <br /> this chapter in a residentially zoned district shall have a <br /> GZ <br />
