The Planned Development Permit and the Vesting Tentative Maps shall <br /> comply with the standards and guidelines in the Zoning Code, the General <br /> Plan of the City of Redwood City, and the subdivision improvement <br /> requirements as set forth in Chapter 30 of the City's Municipal Code and <br /> the Subdivision Map Act. <br /> 5. The Applicant shall track and implement the Mitigation Monitoring and <br /> Reporting Program on file with the CDD. A progress report shall be <br /> submitted to the Planning Division at the time of building permit issuance. <br /> 6. The Applicant shall comply with any and all federal regulatory or state <br /> agency requirements and obtain any and all necessary federal regulatory <br /> or state agency approvals prior to commencement of construction. <br /> 7. Prior to the issuance of a Building Permit, the Applicant shall secure an <br /> Architectural Permit per Article 45 of the Redwood City Zoning Ordinance. <br /> 8. The Applicant shall submit a detailed landscape plan in accordance with the <br /> Pete's Harbor Residential Community Plan, the City's landscaping and <br /> water conservation requirements and guidelines. <br /> 9. The Applicant shall provide all residential tenants with a real estate <br /> disclosure acknowledging the project's proximity to the San Carlos Airport. <br /> The language in the real estate disclosure shall be subject to the review of <br /> the San Carlos Airport Manager. <br /> Should the Applicant and San Carlos Airport agree to an avigation <br /> easement, it shall be the Applicant's responsibility to provide the City with a <br /> copy of said agreement. <br /> Engineering Conditions <br /> 10. Applicant shall contribute its fair share or construct improvements per the <br /> East 101 Infrastructures Fair Share Plan. The City has an Infrastructure <br /> Plan for any development East 101, which establishes fair share mitigation <br /> for public improvements in the project vicinity including roadway <br /> improvements, water and sewer line upgrade, etc. The Applicant would be <br /> required to contribute to this program based on the number of equivalent <br /> dwelling units established in the project. <br /> 11. Project must meet fire flow requirements as established by the Fire <br /> Department which are based on the International Fire Code and the <br /> California Fire Code. Fire flow tests are typically performed during the <br /> preliminary design phase but must be completed prior to submittal of final <br /> design.
