8.A. - Page 46
measures in advance, or having any guidance or solution for the matter.
2 6. The parking deficiency is dangerous and improvident, and the maximum density units on
3 this parcel pose an unreasonable risk to life and property due to insufficient evacuation
4
resources, and from our understanding decrease the property rights of other land owners
5
G
to build, because only a certain total number of units will be permitted on this inlet. It has
not yet been established, and certainly not completed, that there is an additional access
point for ingress and egress, and with the Highway 101 and 84 interchange planning,
and Inner Harbor Precise PIans not yet completed, it is uncertain if there will be a link to
10
Blomquist or a new frontage road alongside 101. Until these items are determined and
11
completed this DU is dangerous past the One Marina curve.
L2
13 The Parking deficit alone is a rational reason to scale back this project and require it to
14 be redrawn. There is insufficient parking for residents and guests, including members of
15
the public who are and will be invitees to the site. The City talking points for the open
16
houses and town halls, as well as some other public and press comments by members of
17
City management staff, appear to suggest that this parking deficit is occurring all over the
18
19 City. But any other developments are adjacent to any number of options for land-based
20 parking. Here there is no additional land, parking is being removed from the federal
21 access strip if this development is allowed to go forward, and the parking deficit is simply
22
unnecessary and exists solely to maximize the vesting map and developer financial gain.
23
7. The City should require that the marina be built and populated first, The original
24
25 proposals for the One Marina project stated that a new marina"would" be built, but when
26 the final approval came it was that a marina"may" be built with "up to"45 slips. That
27 was 10 years ago with no marina in sight. A water trail site was promised there and Mr.
28
Appeal of Planning Commission Issuance of PD Permit, Vesting Map and Condo
Permit - 1 Uccelli Boulevard, Redwood City
