8.A. - Page 96 <br /> Residential <br /> The residential component of the project is comprised of two building typologies: "ten- <br /> plex" and "Wrap". On the west and north portions of the site, there are ten 3-story <br /> buildings (ten-plex buildings) that house a total of 100 units. The maximum height of <br /> each ten-plex is 40 feet 6 inches. Each unit in the ten-plex buildings would be provided <br /> an attached garage (assigned) for 1 (one) vehicle plus 1 (one) unassigned outdoor <br /> parking stall. However, in some cases parking spaces provided in tandem <br /> configurations will result in a second assigned space. The ten-plex buildings have also <br /> been designed with eleven one-car garages, so one unit per building will receive a <br /> second garage space. The buildings will have pedestrian entrances fronting onto public <br /> streets or walkways. Each unit has direct access from the ground floor via the primary <br /> entrance and the garage entrance. Each residence is provided with at least two walls of <br /> light, either as a corner residence or as a residence that fronts on to the public area as <br /> well as a lightwell. The unit mix in each ten-plex building is: <br /> • 3-One bedroom/one bath <br /> • 6-Two bedroom/two bath, and <br /> • 1-Three bedroom/two bath. <br /> The second type of residential typology is the "Wrap Building". This building occurs in <br /> the southern portion of the site, adjacent to the existing Villas at Bair Island. This <br /> building houses 311 units in a 5-story building "wrapped" around a 6'/2 story above- <br /> ground parking garage. The maximum height of this combination structure (including <br /> concealed rooftop equipment) is 75 feet. The parking garage will include parking for <br /> residents, as well as public parking for boat lessees (see Parking Management Plan <br /> description below). Each unit has direct access from the ground floor via the primary <br /> entrance and a garage entrance on each parking level. Each residence is provided with <br /> at least two walls of light, either as a corner residence or as a residence that fronts onto <br /> a courtyard. The unit mix in this building is as follows: <br /> • 50- Studios, <br /> • 225-One bedroom/one bath, <br /> • 30-Two bedroom/two bath, and <br /> • 5-Three bedroom/two bath. <br /> Parking Management Plan <br /> This application includes a request for two modifications to the parking requirements as <br /> regulated and authorized by Articles 30 and 46 of the Redwood City Zoning Ordinance. <br /> 1. Number of Parking Spaces per Unit <br /> Article 46, Section 46.7.A.6 of the Redwood City Zoning Ordinance states the Planning <br /> Commission may permit modifications to the minimum number of parking spaces <br /> required under a Planned Development Permit "if it is determined that the proposed <br /> development will provide an environment of physical and functional desirability, in <br /> harmony with the character of the surrounding neighborhood district". <br /> Article 30, Section 30.5 of the Redwood City Zoning Ordinance establishes the number <br /> of parking spaces generally required for properties located outside of the downtown <br />
