The Zoning Ordinance states thB.A. - Page 97 <br /> family dwellings must provide "two (2) spaces per unit, one (1) covered for each unit, <br /> plus one (1) space for every four (4) units for guests or visitor parking," resulting in a <br /> residential parking ratio of 2.25 parking spaces (resident and guest) per unit. Under this <br /> zoning designation there is no reduction to the residential parking ratio based on the <br /> bedroom count, as is afforded in the Downtown or Mixed Use zoning districts. In <br /> addition to the residential parking supply, the project must also provide parking for the <br /> commercial marina. The City has established a parking ratio of 0.5 spaces per boat slip <br /> (for non-liveaboard slips). Therefore, assuming the maximum number of boat slips of 65 <br /> based on the provided range of 45-65, the parking requirement for the commercial <br /> marina would be 33 spaces. Consequently, the total number of required parking spaces <br /> for the project would be 958 spaces (925 + 33). <br /> The applicant is requesting a reduced parking ratio for the residential portion of the <br /> project. As submitted, the project provides for one space per studio unit, a range of <br /> parking ratios for one-bedroom units including 1.5 spaces per unit for smaller one- <br /> bedroom units, a 1.85-space per unit ratio for moderately sized one-bedroom units and <br /> a 2-space per unit ratio for larger one-bedroom units.
